14,051 Households to Move In Across the Seoul Metropolitan Area Including Gwacheon, Pyeongchon, and Suwon

In 2022, Over 250,000 Apartment Units Nationwide Scheduled for Move-In


[Asia Economy Reporter Kim Min-young] In December this year, a total of 23,992 apartment units nationwide are scheduled for move-in. In particular, 14,051 households in the Seoul metropolitan area are preparing to move in, drawing attention to whether this supply will ease housing market instability caused by reduced supply.


According to Zigbang on the 29th, a total of 23,992 apartment units nationwide are scheduled for move-in this December. This represents a 17% increase compared to the same period last year and is the second highest monthly move-in volume.


Especially in December, the Seoul metropolitan area plans to have 14,051 households move in. This is about 40% more than the average monthly move-in volume this year (10,068 households). In Gwacheon, Gwacheon Jade Xi, the first sale complex in Gwacheon Knowledge Information Town, will have move-ins, and large-scale complexes with over 2,000 households will move in at redevelopment projects completed in Pyeongchon, Suwon, Uijeongbu, and other areas.


In the provinces, 9,941 households will move in. This is more than a 50% decrease compared to November, when the provincial move-in volume was high at 26,387 households. Among these, Busan will see 5,763 households move in, the highest since July 2020 (6,042 households). Move-ins will also begin in Jeonnam, Gangwon, and other regions.


Next month, a total of 28 complexes are scheduled for move-in. In the Seoul metropolitan area, 11 complexes in Gyeonggi, 3 in Seoul, and 1 in Incheon will have move-ins. Gyeonggi will mainly supply large-scale complexes in areas such as Gwacheon, Pyeongchon, and Suwon. In the provinces, 4 complexes in Busan, 2 in Jeonnam, 2 in Chungbuk, and a total of 13 complexes will have move-ins.


The move-in volume next year is expected to be about 250,000 households nationwide, approximately 15% higher than this year (218,245 households). A Zigbang official said, "The possibility of housing market instability caused by supply reduction seems low. However, as the two-year enforcement of the Lease Protection Act approaches next year, with listings emerging from the expiration of contract renewal rights, latent market instability factors exist, so it is necessary to observe whether the housing market will reach a turning point."
