Bando Construction announced on the 22nd that it plans to sell units in 'Shin Gyeongju Bando Yubora Ivy Park' in the KTX Shin Gyeongju Station area this December.
The complex will be developed on blocks B4 and B5 of the Shin Gyeongju Station area in Gyeongju-si, Gyeongbuk, consisting of 14 buildings ranging from 2 basement floors to 29 above-ground floors, with a total of 1,490 units sized between 74 and 84㎡. Block B4 will have 1,100 units (△74㎡ 267 units, △84㎡A 203 units, △84㎡B 275 units, △84㎡C 355 units), and block B5 will have 390 units (△74㎡ 100 units, △84㎡A 180 units, △84㎡B 61 units, △84㎡C 49 units).
The KTX Shin Gyeongju Station area, where the complex is located, is a new town development project with a total project area of approximately 530,000㎡ and an investment of about 240 billion KRW. The planned population is about 6,300 households, approximately 16,000 people, and it is planned to be developed as a new residential belt in Gyeongju, where development is restricted due to cultural heritage sites.
Using the KTX Shin Gyeongju Station on the Gyeongbu Line (KTX, SRT), which is within walking distance, it takes 18 minutes to Dongdaegu and 11 minutes to Ulsan, and about 2 hours to reach Seoul. Furthermore, the Jungang Line (Cheongnyangni~Yeongcheon Station~Shin Gyeongju Station) and Donghae Line (Pohang Station~Shin Gyeongju Station~Taehwagang Station) are scheduled for completion in 2022, which is expected to further improve transportation accessibility.
There is an elementary school site within walking distance, and a large supermarket is being planned on the support site right in front of the complex. A large park and ecological stream are also nearby.
The complex is mainly oriented southward for excellent sunlight exposure and is designed with a 4BAY slab-type structure for superior ventilation (except for some units). In addition, storage space is maximized with alpha rooms to enhance space utilization, and kitchen designs consider the flow of housewives, featuring an expanded kitchen window for openness and a clean entrance area.
Moreover, Bando Construction's exclusive educational feature, the on-site 'Detached Learning Center,' will be established. The Detached Learning Center will provide customized learning programs in collaboration with renowned academies and specialized educational institutions. Additionally, a public daycare center and a community care center will be provided within the complex to ease childcare concerns. Other customer-tailored special facilities unique to Yubora, such as a party room, fitness center, small library, and golf practice range, will also be available.
Gyeongju, where the complex is located, is a non-regulated area, so anyone aged 19 or older who has held a subscription savings account for at least six months and meets the deposit requirements for each housing type can apply for first-priority subscription regardless of home ownership status, whether as the head of household or a household member.
