The Largest Office-tel with Poetry and Paintings in Room 672
‘Jungang Heights Mare,’ the largest officetel in Siwha, featuring differentiated design and premium views, is now available for sale. As development projects in the Siwha area are becoming more visible, ‘Jungang Heights Mare,’ located in Seonggok-dong, Danwon-gu, Ansan-si, Gyeonggi-do, is being constructed with one building of 672 units, ranging from one basement floor to 16 floors above ground.
The differentiated facility design includes fully furnished officetels that maximize space and storage efficiency in each unit, equipped with built-in washing machines, refrigerators, built-in plasma sterilization devices, as well as electric towers and food dehydrators.
To allow residents to exercise while enjoying ocean and sky views, a 400m jogging track and various exercise equipment have been installed on the rooftop, along with rooftop rest facilities offering views of the West Sea and Shinsegae Hwaseong International Theme Park.
Another notable feature is the secured self-parking space. Parking facilities are available from the 1st to the 8th floor above ground, with a total of 1,196 parking spaces, including 40 spaces for neighborhood living facilities on the 1st floor.
Nearby, the demand base reaches approximately 250,000 people, and the Siwha Multi Techno Valley (MTV), a domestic advanced industrial hub with more companies than Seoul, is accelerating its development. In particular, Siwha Narae is undergoing development with Shinsegae Hwaseong International Theme Park and the Banwol-Siwha National Industrial Complex.
Starting with the world’s largest artificial surfing site ‘Wave Park,’ which opened in October last year, large-scale projects such as Wolgot and Oido fishing ports, and the Turtle Island Marine Ecological Science Museum are being planned. Additionally, infrastructure such as Siheung Baegot Seoul National University Hospital (tentative name), Gyeonggi Free Economic Zone, and Siheung Smart Hub are set to be established. Accordingly, Siwha MTV will form a representative marine leisure and advanced industry belt on the West Coast, focusing on marine leisure tourism and the 4th industrial revolution.
Other attractions include dinosaur egg fossil sites, reed wetland parks, and a giant Ferris wheel on the road connecting Songsan Green City to Siwha MTV (scheduled for completion in 2024).
Moreover, as Ansan Science Valley and Siwha Multi Techno Valley have been designated as small but strong research and development zones for the first time in the metropolitan area, they are expected to become a hub for Korea’s 4th industrial revolution through ICT convergence and new material development. Also, the nearby Banwol-Siwha Industrial Complex has been selected as one of only two smart leading industrial complexes in the country.
Regarding transportation, the Incheon-Ansan section of the Metropolitan Area 2nd Ring Expressway is under development with a target opening in 2030. The Shinansan Line is scheduled to open in 2024, reducing travel time from Hanyang University Station to Yeouido Station to about 25 minutes, making access to downtown Seoul easier. According to Siheung City, a tram connecting Hanyang University Station (Ansan) and Oido Station (Siheung) via Smart Hub is planned to open in 2025. Once the tram opens, public transportation will be accessible via three lines: Line 4, Seohae Line, and Shinansan Line.
A sales official stated, “‘Jungang Heights Mare’ officetels have a standard market price below 100 million KRW, so they are excluded from the housing count, exempt from acquisition tax surcharges, and if you are a non-homeowner, you can maintain your subscription eligibility even if you purchase an officetel. Additionally, they are relatively free from resale restrictions.” In fact, officetels priced below 100 million KRW are gaining attention as DSR-exempt officetels free from government loan regulations because they are not included in the housing count.
