'Dongtan, Unjeong, Geomdan' Demand Surges... 2nd Phase New Towns Instead of 3rd Phase 'False Hope'

3rd New Towns, Private Sale Pre-Subscription Available... Supply Confirmation Difficult
About 10,000 Units to be Supplied in Gyeonggi Dongtan 2, Unjeong, Geomdan, and Daejeon Doan

Interest from actual homebuyers is focusing on the remaining pre-sales in the 2nd generation new towns. This is because the move-in period is predictable, and with solid infrastructure, buyers can purchase at reasonable prices compared to market prices.


In particular, although the government announced it will supply a total of 160,000 households through the 3rd generation new towns and private pre-sale reservations, concerns about 'false hope' are growing, so many demanders are expected to aim for pre-sales in the 2nd generation new towns.


According to real estate market analysis firm Real Estate Info on the 25th, 10,917 households are scheduled to be supplied within this year in the 2nd generation new towns in the metropolitan area and Daejeon. By region, ▲Incheon Geomdan 4,832 households ▲Paju Unjeong 4,366 households ▲Dongtan 2 New Town 1,411 households ▲Daejeon Doan 308 households are planned for supply.


Real Estate Info's Research Team Leader Kwon Il said, “Rather than blindly waiting for the large-scale housing supply measures announced by the government, many people will aim for the 2nd generation new towns where pre-sales are imminent,” adding, “Many private pre-sales in the 2nd generation new towns such as Wirye, Gwanggyo, and Pangyo have been completed, so the supply scheduled until the first half of next year is practically the last chance.”

Currently, the 2nd generation new towns are continuously improving infrastructure and are gaining attention as representative residential areas. According to Real Estate 114, over the past year (August 2020 to August 2021), Gimpo Hangang (27.6%), Paju Unjeong (26.1%), Dongtan (22.1%), and Daejeon Doan (19.3%) surged sharply, exceeding the national average (18.8%). Gwanggyo (16.5%), Pangyo (16.4%), and Wirye (14.5%) also showed double-digit growth rates.


Transportation is also expanding, further increasing regional value. Gwanggyo has the Shinbundang Line (Pangyo·Gwanggyo) opened, and GTX (Dongtan·Yangju·Paju·Gimpo) is actively being promoted. Geomdan is also advancing plans for the extension of Incheon Subway Line 1. Daejeon Doan New Town is preparing for the opening of Daejeon Urban Railway Line 2 (planned).


Competition rates for pre-sales in the 2nd generation new towns are also soaring. In May, ‘Dongtan Station Dietre Prestige’ in Dongtan recorded a nationwide highest-ever competition rate of 809.1 to 1, and in the same month, ‘Geomdan Station Geumgang Pentarium The Siglo’ in Geomdan New Town set a local highest competition rate record of 57.1 to 1. In July, ‘Unjeong New Town Jeil Punggyeongchae 2nd Grandvenue’ in Paju showed a 20.0 to 1 rate. In Daejeon Doan New Town, ‘Gapcheon Triple City Hillstate’ was fiercely competitive with 153.5 to 1 in October last year.

Attention is also focused on places where pre-sales are imminent. In Daejeon Doan New Town, POSCO Construction plans to pre-sell ‘The Sharp Doan Twinence’ this month. It will supply a total of 308 units of 84㎡ exclusive area, which is highly preferred by actual buyers. It is located in a prime station area right in front of the Daejeon Urban Railway Line 2 tram (scheduled to open in 2027), and is equipped with abundant green spaces such as Doan Ecological Lake Park (planned), Doan Neighborhood Park, and Deollegi Neighborhood Park. It is also convenient to use large shopping and cultural facilities such as Homeplus, CGV, Lotte Mart, as well as the Mokwon University commercial district and central commercial area. Anyone aged 19 or older can apply regardless of subscription savings account, residence restrictions, or home ownership. There is no re-winning restriction applied.


In Unjeong New Town Block A13, ‘Unjeong New Town Prugio Parsena’ is scheduled for pre-sale in October. It will be supplied as post-sale with a total of 1,745 households ranging from 59 to 84㎡ exclusive area, with move-in scheduled for August next year. Daebang Construction is also preparing to supply a total of 489 households ranging from 84 to 118㎡ exclusive area in Block A38 in the second half of the year.


In Incheon Geomdan New Town Block RC4, Geumgang Housing plans to pre-sell ‘Geomdan Station Geumgang Pentarium The Siglo 2nd’ apartments (483 households of 84㎡ exclusive area) and officetels (64 units of 39㎡ exclusive area) within this year. DL E&C is also scheduling the pre-sale of ‘e-Pyeonhansesang Geomdan Urbancentro’ with 822 households in Block AA6. Additionally, in Dongtan 2 New Town Block A60, Jeil Construction plans to release 308 households to the market.
