Subscription for 545 National Rental and 182 Permanent Rental Units from October 5 to 8

[Asia Economy Reporter Jo Gang-wook] Korea Land and Housing Corporation (LH) announced on the 22nd that it is currently recruiting tenants for 545 units of national rental housing and 182 units of permanent rental housing in the Hwaseong Bibong A-4 Block area in Gupo-ri, Bibong-myeon, Hwaseong City.
The national rental housing supplied this time consists of a total of 545 units, with exclusive areas of 29㎡ (175 units), 37㎡ (180 units), and 46㎡ (190 units).
By supply type, 413 units are prioritized for newlyweds and multi-child families, and 132 units are general supply including housing for the residential vulnerable.
The rental conditions for the 37㎡ type are a rental deposit of 24 million KRW and a monthly rent of 209,000 KRW. By utilizing the conversion deposit system to increase the rental deposit up to 49 million KRW, the monthly rent can be reduced to 84,000 KRW, significantly lowering the rent burden.
Eligibility for national rental housing applicants requires being a member of a household without a home as of the recruitment announcement date (September 16), with a monthly average income of 70% or less of the urban worker household standard (90% for single-person households, 80% for two-person households), total asset value of 292 million KRW or less, and a vehicle value of 34.96 million KRW or less.
Priority supply is available to (prospective) newlyweds and single-parent families with children under six years old, and detailed eligibility must be individually confirmed through the tenant recruitment announcement.
For general supply, priority is given to households with a monthly average income of 50% or less of the urban worker household standard, and if there are remaining units, they are supplied to households with 70% or less monthly average income. In case of competition, the first priority is residents of Hwaseong City, and tenants are decided by summing points based on the number of minor children, applicant's age, number of dependents, etc.
Housing for the residential vulnerable can be applied for by seniors aged 65 or older, persons with disabilities, and national veterans.
Permanent rental housing consists of 182 units with an exclusive area of 26㎡. There are 32 units for priority supply such as newlyweds, and 150 units for general supply including housing for the residential vulnerable.
Eligibility for permanent rental housing applicants requires being an adult member of a household without a home registered in Hwaseong City as of the recruitment announcement date (September 16), meeting income and asset ownership criteria and other legal requirements.
Group ‘A’ includes recipients of livelihood and medical benefits as specified in Article 3, Item 1 of the Enforcement Rules of the Public Housing Special Act, and Group ‘B’ includes those other than Group ‘A’ who can apply.
Priority supply is available to (prospective) newlyweds and national veterans with a monthly average income of 70% or less, and general supply is available to recipients of livelihood and medical benefits and single-parent families under protection.
The application and reception period is from October 5 to 8. Applications for national rental housing can be made through the LH Subscription Center or the mobile app ‘LH Subscription Center.’ For permanent rental housing applications, applicants must visit the administrative welfare center in their residential area within Hwaseong City.
The national rental housing process includes △announcement of document submission candidates (October 15) △document submission (October 18?22), △announcement of successful applicants (January 18, 2022), with move-in scheduled for October 2023.
The results for permanent rental housing tenants and unit assignments will be announced on January 18, 2022.
The Hwaseong Bibong district is located in the northern part of Bibong-myeon, Hwaseong City. With Ansan City Hall 8 km to the north of the district, it offers good living convenience. Within a 5 km radius, there are five industrial complexes including Ansan Banwol Dokum Industrial Complex and Palgok General Industrial Complex, enabling close proximity between residence and workplace.
Additionally, within approximately 2 km radius of the district are Yamok Station on the Suin-Bundang Line, Bibong IC on the Seohaean Expressway, and Baekhak and Yangno ICs on the Bibong-Maesong Expressway, providing convenient transportation conditions allowing access to Suwon, Ansan, and Anyang within an hour.
