[Asia Economy Reporter Kim Hyemin] GS Construction is introducing its first Xi Apartments in Icheon, Gyeonggi Province, a non-regulated area.
GS Construction announced on the 5th that it plans to launch sales next month for "Icheon Xi The Park," located at San 13-1, Gwango-dong, Icheon-si, Gyeonggi-do.
The complex will consist of 11 buildings, ranging from 6 basement floors to a maximum of 25 above ground, with a total of 706 households. It is an apartment built under the private park special project. This project allows the installation of non-park facilities within 30% of the site area when a private entity creates and donates more than 70% of a park larger than 50,000㎡.
The Buak Park, where Icheon Xi The Park will be located, covers a total of 167,000㎡, of which about 125,000㎡ will be developed as Buak Park facilities. The park site is planned to include leisure and cultural spaces such as a lawn yard, children's garden, family picnic area, and a complex cultural sports space.
The complex offers easy access to Pangyo and Gangnam, Seoul via the Seo-Icheon IC on the Jungbu Expressway and the Icheon IC on the Yeongdong Expressway. It is also accessible via Icheon Station on the Gyeonggang Line, and from Pangyo Station, you can transfer to the Shinbundang Line to reach Gangnam Station.
It is situated in an urban living area near Icheon Jungang-ro Culture Street, E-Mart, and Gwango Traditional Market. Major facilities such as Gyeonggi-do Medical Center Icheon Hospital and Icheon City Library are also nearby. Schools including Songjeong Elementary, Icheon Yangjeong Girls' Middle and High School, Songjeong Middle, Dasan High, and Icheon High are within close proximity. SK Hynix's Icheon headquarters is located near the complex.
The 59㎡ exclusive area units are all designed with a 4-bay layout, and some 84㎡ and 102㎡ units are designed as outdoor space types with larger service areas. The community facility "Club Xi-an" within the complex will include a sauna, fitness club, and golf practice range.
Since Icheon is a non-regulated area, not only residents of Icheon but also residents of Seoul, Gyeonggi, and Incheon can apply for subscription. After being a member of the subscription savings account for more than 12 months and meeting the deposit requirements by region and area, applicants can apply as first priority regardless of household head or home ownership status. There is no restriction on re-winning, and resale is possible six months after the announcement of the winners.
A GS Construction sales official said, "We are putting great effort into the complex and floor plan design to make it a landmark apartment representing the region," adding, "It will become a new attraction that raises the residential culture level in the Icheon area."
Move-in is scheduled for the second half of 2024.
