The value of residential officetels located in station areas is steadily increasing in the real estate market. As interest in residential officetels as alternative housing products continues to grow, the value of residential officetels with excellent transportation conditions and convenient station-area locations is also rising.
In fact, residential officetels in station areas continue to be highly popular in the sales market. For example, the 'Hillstate Dalseong Park Station' residential officetel, supplied in April near Taepyeong-ro in Daegu Metropolitan City, highlighted its station-area location just a 2-minute walk from Daegu Metro Line 3 Dalseong Park Station, receiving an astonishing 12,941 applications for 72 units, finishing with a competition rate of 179.7 to 1.
Also, last month, the 'Dongtan 2 New City Dongtan Station Dieter Prestige' residential officetel in Dongtan 2 New City attracted attention for its station-area location near KTX/SRT Dongtan Station, receiving 26,783 applications for 323 units, with an average competition rate of 82.92 to 1.
In the sales market, residential officetels in station areas continue to increase in value. Some complexes are even traded with premiums worth hundreds of millions of won. According to the Ministry of Land, Infrastructure and Transport's actual transaction prices, a 59㎡ unit of Songpa Park Highbo Prugio officetel in Songpa-gu, Seoul, was traded for 765 million won in May, which is a 160 million won increase compared to the transaction price of 600 million won in June last year.
The trend is also significant in provincial areas. For instance, in Daegu, a 75㎡ unit of the 'Beomeo Central Prugio' residential officetel near Beomeo Station on Daegu Metro Line 2 was traded for 572.5 million won in July, showing a price increase of over 100 million won compared to the 404 million won transaction price in November last year.
An industry insider said, "Residential officetels are now recognized as housing products, so the value of station-area locations has increased further. Especially, the younger generation, who pay close attention to residential officetels, tend to prioritize convenience, so the popularity of station-area residential officetels with relative advantages in convenience is expected to continue."
Meanwhile, in Haeundae, Busan, news of the supply of a new residential officetel boasting a station-area location is drawing attention.
KCC Construction's 'Haeundae La Scent Switzen,' launching in August in Haeundae-gu, Busan Metropolitan City, is the subject of interest, as the complex is located just a 3-minute walk from Jung-dong Station on Busan Metro Line 2, offering a prime station-area location.
Haeundae La Scent Switzen is a high-rise branded complex consisting of two buildings with a total of 222 units, ranging from basement level 5 to ground level 36, all composed of residential officetels with exclusive areas of 81 to 84㎡, which have recently attracted high consumer interest.
The complex is situated in a prime location in Jung-dong, which has established itself as the new affluent area of Haeundae, offering excellent residential conditions. In addition to the station-area location near Jung-dong Station, residents can enjoy both the city life and ocean life that Haeundae boasts, promising a pleasant living environment.
