In recent years, as the commercial property market has attracted significant attention as an alternative to housing investment, the location of commercial properties that can lead to successful investments has become a hot topic daily. Industry experts also repeatedly emphasize the importance of conducting thorough location analysis in advance, as profitability largely depends on the location of the commercial property.

Recently, one-stop life has gained popularity among consumers, and social distancing measures due to COVID-19 have greatly reduced daily activity ranges. In particular, commercial properties within complexes mostly consist of lifestyle-oriented businesses, which is considered a major advantage as they can maintain stable yields regardless of economic conditions.
Construction companies are also analyzing these commercial market trends and are continuously offering commercial properties in excellent locations. Recently, commercial properties with superior location conditions have been launched, drawing great responses. Hyundai Engineering is currently selling the "Hills Avenue Saha Station" commercial property. It is located within the large-scale "Hillstate Saha Station" complex, which was previously sold out, consisting of two buildings from basement level 2 to basement level 1, with a total of 107 units.
The Hills Avenue Saha Station commercial facility is located about a 10-minute walk from Saha Station on Busan Metro Line 1, making it advantageous for securing wide-area demand. Around the station, there are shopping malls such as NewCore Outlet and Art Malling, as well as numerous parks and mountains including Seunghak Sports Park, Eden Park, and Dongmaesan, attracting many pedestrians on both weekdays and weekends.
Additionally, the Saha District area where the commercial facility is located is emerging as a new residential town in the western Busan area, along with active redevelopment projects. Once large-scale residential complexes are formed nearby, a significant influx of population is expected, securing abundant residential demand and rapidly revitalizing the surrounding commercial districts.
The commercial property can secure a fixed demand from 1,314 households residing within the Hillstate Saha Station complex, and with nearby residential development projects such as Dangni 2 Redevelopment (591 households), Goejeong 2 Reconstruction (327 households), Goejeong 3 Reconstruction (764 households), and Goejeong 5 Redevelopment (3,509 households), it is expected to have a hinterland demand of approximately 6,500 households within a 1 km radius.
It is also noteworthy that the commercial property will be developed as a street-type commercial area along a main road, which is emerging as a trend in the commercial market. By placing commercial spaces on the lower floors along the street, accessibility will be improved, providing convenient shopping routes for consumers. The total length will be about 400 meters, and based on its high visibility and excellent location, it is expected to become a landmark in Saha District.
