Elementary, Middle, and High Schools Right in Front... Proper School District Complex Yangsan Koaru Edufore for Sale

For parents with children, education is often the top priority. Many parents are willing to pay a premium to live in areas with excellent educational environments.


A good educational environment refers to locations near elementary, middle, and high schools, well-equipped with educational facilities such as academies, and free from harmful establishments. Such areas tend to have a strong demand from school district residents, resulting in stable housing prices with high potential for appreciation, making them popular among applicants in the housing market.


In March, the Jayang Haneulchae Verre in Gwangjin-gu, Seoul, was a small apartment complex with 165 units, only 51 of which were available for general sale. However, it attracted about 10,000 first-priority applicants (9,919), achieving a competition rate of 367.37 to 1 and quickly sold out. This apartment complex gained attention as a school district complex with Jayang Elementary, Gwangyang Middle and High Schools, and Konkuk University all within walking distance.


Recently, Sasong The Sharp Decian Phase 3 in Yangsan, Gyeongnam, also drew interest due to plans for a national and public daycare center within the complex and nearby sites designated for kindergartens, elementary, and middle schools, making it a walkable school district location. The application results showed an average competition rate of 48.92 to 1.


The market trend for school district complexes is also significant. The 84㎡ unit of Hillstate Unjeong in Unjeong New Town, Paju, Gyeonggi Province, set a record high price of 646 million KRW a year ago and then broke its record again in June this year at an impressive 950 million KRW. This apartment complex is a school district complex with Sannae Elementary School inside the complex and Unjeong High School adjacent to it. Nearby complexes of similar age but not in a school district recorded similar high prices in the mid-600 million KRW range a year ago but have yet to surpass 900 million KRW this year.


Industry experts say, “Parents who are homebuyers prefer school district apartments where their children can commute safely without traveling long distances, so these complexes have high retention value.” They advise, “Prospective applicants should carefully check the educational environment and other factors of the complex rather than being swept up by the recent boom in the housing market.”


An apartment complex boasting an outstanding school district environment, with kindergartens through elementary, middle, and high schools right in front of the complex?and especially the only high school in the area?is attracting attention as it goes on sale.


‘Yangsan Koaru Eduforet,’ built by Korea Land Trust in Yangsan, Gyeongnam, is located near the only high school (Ungsang High School) in the Pyeongsan and Deokgye areas of Yangsan.


Yangsan Koaru Eduforet consists of three buildings ranging from two basement floors to 20 above-ground floors, with a total of 225 units designed exclusively with the popular 59㎡ layout. The unit distribution by type is ▲59㎡A with 173 units and ▲59㎡B with 52 units.


Opposite the Yangsan Koaru Eduforet complex is Cheonseong Elementary School (including an attached kindergarten), and within a 500-meter radius of the complex are educational facilities for all school levels, including Ungsang High School, Ungsang Middle School, and Ungsang Girls’ Middle School.


Additionally, the Ungsang Sports Park, equipped with a soccer field, futsal field, and tennis courts, is adjacent, and hiking trails such as Cheonseongsan are accessible, making it easy for families to engage in exercise or light hiking together.


The Ungsang area, where Yangsan Koaru Eduforet is located, continues to see population growth despite population declines in nearby metropolitan cities like Busan and Ulsan. This growth is accompanied by positive developments such as the establishment of an administrative town and large-scale parks.


The administrative town, which will include the Eastern Police Station, Eastern Fire Station, and Health Center, is being developed about 1 km in a straight line from Yangsan Koaru Eduforet and is scheduled for completion in 2024.


Moreover, the Ungsang Central Park, featuring a lawn plaza and indoor sports facilities, is planned for completion in 2023. Once completed, the park will enable not only sports activities but also cultural performances, significantly enhancing the living environment.


Since the opening of the Route 7 bypass, travel times toward Busan and Ulsan have improved, and with the confirmed construction plan for the Busan?Yangsan?Ulsan metropolitan railway, Yangsan’s transportation infrastructure continues to develop steadily.
