Brand Commercial Facility in Dongtan 2 New City 'Hills Avenue Dongtan Station Multiplier'

A branded commercial facility is attracting attention in a prime location at the heart of Dongtan Techno Valley, which is emerging as a self-sufficient city. Hyundai Engineering is currently selling ‘Hills Avenue Dongtan Station Multiplier’ in Dongtan 2 New City, Hwaseong-si, Gyeonggi-do.


The commercial facility is developed as a shopping area within the ‘Hillstate Dongtan Station Multiplier’ complex, consisting of 64 units from basement level 1 to ground level 1. Hillstate Dongtan Station Multiplier comprises 4 buildings ranging from basement level 3 to a maximum of 26 floors above ground (26 floors for officetels, 18 floors for offices), with a total of 166 officetel units sized 64~84㎡ and 693 office units.


Hills Avenue Dongtan Station Multiplier is located in the central area of Dongtan Techno Valley. Dongtan Techno Valley, an industrial cluster covering approximately 1,555,831㎡, is about 3.4 times larger than Pangyo Techno Valley and about 5.7 times larger than Gwanggyo Techno Valley in terms of scale.


Moreover, it benefits from abundant residential demand in the surrounding area. In fact, large-scale residential towns with about 15,000 households have been established nearby, including Dongtan Station Central Sangnok (1,005 households), Dongtan Station Central Yemiji (451 households), and Dongtan Station Dongwon Royal Duke Phase 1 (434 households).


In addition, fixed demand can be secured from workers and residents moving into the live offices of Hillstate Dongtan Station Multiplier as well as residential officetels.


SRT Dongtan Station is located about 1.5 km away, providing a large flow of commuting office workers traveling to Seoul and the metropolitan area.


The SRT Dongtan Station is scheduled to open the GTX (Great Train Express) Line A, connecting Paju Unjeong, Samsung, and Dongtan. Once the line opens, the floating population is expected to increase further.


Also, the Dongtan urban railway tram is planned to open in 2027 within walking distance. According to data from Gyeonggi Provincial Government, the Dongtan urban railway project involves introducing trams on two sections: Suwon Mangpo Station~Dongtan Station~Osan Station and Byeongjeom Station~Dongtan Station~Vehicle Depot. It is connected to major railway transfer stations such as Mangpo Station on the Bundang Line, Osan Station on Line 1, and Byeongjeom Station, which is expected to increase the floating population.


Expectations are especially high following the final confirmation of the ‘4th National Railway Network Construction Plan (Draft)’ on June 29 after review by the Railway Industry Committee. According to the Ministry of Land, Infrastructure and Transport, new projects include the Bundang Line extension (Giheung~Dongtan~Osan), Shinbundang Line (Homaesil~Bongdam), and the Metropolitan Inland Line (Dongtan~Cheongju Airport). Once the Bundang Line extension project proceeds, Hwaseong City is expected to emerge as a transportation hub rapidly connecting Seoul and the metropolitan area.


Located on a major 8-lane road with excellent road accessibility, the site also has a bus stop in front, facilitating the influx of floating population. In particular, it is developed as a ‘Hillstate’ brand shopping area, which is highly trusted and preferred by consumers, promising strong brand power. Additionally, ample parking space exceeding the legally required number of parking spots reduces visitors’ parking burdens.


Furthermore, commercial facilities have the advantage of being relatively free from regulations compared to residential products, such as subscription and loan restrictions. Commercial facilities have no resale restrictions and are not counted as housing when owned, making them relatively free from various regulations.
