In the real estate market, school district apartments consistently enjoy popularity. This is because the main consumer group in the housing market, the 30s and 40s generation, highly prefers residential areas that can provide excellent educational environments for their children.


School district apartments are residential areas densely located near elementary, middle, and high schools, offering advantages such as safe commuting to and from school and reduced travel time. Additionally, under the Act on the Protection of Educational Environment, harmful facilities for youth and pollutant-emitting facilities cannot be established nearby, making these areas optimal educational environments.


Demand is also concentrated on school district apartments in the subscription market. In June, ‘Daejeon Haemoro The Centra’ in Seonhwa-dong, Jung-gu, Daejeon, which is located in a school district with nearby schools such as Daejeon Jungang Elementary, Hosudon Girls’ Middle School, Chungnam Girls’ Middle School, and Daejeon Daeseong High School, attracted much attention from buyers even before its sale. According to the Korea Real Estate Board’s subscription website, this complex recorded an average competition rate of 25.7 to 1, with 8,094 applicants for 862 general supply units, closing subscriptions in the first priority round.


An industry insider said, “Many buyers prioritize the educational environment when choosing a home,” adding, “The popularity of school district apartments with excellent educational environments is expected to continue.”


At the end of this month, there is news of the supply of school district apartments adjacent to elementary, middle, and high schools in Yuseong-gu, Daejeon, attracting buyers’ attention. The protagonist is ‘Hoban Summit Grand Park,’ built by Hoban Construction in the Yongsan district of Yuseong-gu, Daejeon. This complex boasts an excellent educational environment with nearby Yongsan Elementary School, Donghwa Middle School, Gwanpyeong Middle School, Daejeon Science High School, and Daejeon Foreign School, drawing significant interest.


Hoban Summit Grand Park by Hoban Construction is the first public-supported private rental apartment supplied in Daejeon, constructed by a private builder with reasonably priced rents compared to surrounding market prices. Although contracts are renewed every two years, rent increases are capped at 5%, allowing stable residence for 10 years. Anyone aged 19 or older without home ownership can apply without a subscription savings account, and there is the advantage of no tax burden such as acquisition tax or property tax while living as a tenant.


The complex consists of 14 buildings ranging from 3 basement floors to 35 above-ground floors, totaling 1,791 units, and will be developed as a large complex with 3,538 units together with the previously sold Blocks 1 and 3. All units are composed of 59㎡ and 84㎡ exclusive areas, which are highly preferred by consumers. The number of units by block is ▲Block 2: 166 units of 59㎡, 789 units of 84㎡A, 291 units of 84㎡B ▲Block 4: 124 units of 59㎡, 308 units of 84㎡A, 113 units of 84㎡B.


Hoban Summit Grand Park by Hoban Construction will operate a cyber model house to prevent the spread of COVID-19, and the expected move-in date is May 2024.
