According to the Korea Real Estate Board’s Subscription Home, a total of 5,877 applicants applied for 420 units of the officetel ‘THE GL’ on the 23rd (Wednesday), recording an average subscription competition rate of 13.99 to 1. The highest subscription competition rate was for the ▲60㎡ type (Zone 3), which showed a competition rate of 83.71 to 1 (based on other applications).

A sales official stated, “THE GL has attracted high demand due to various infrastructures such as views of the Han River, convenient access to Seoul, abundant hinterland demand, and a pleasant residential environment,” adding, “Also, since a design specializing in Han River views is being introduced, contracts are expected to proceed smoothly.”

‘THE GL’ consists of one building with 6 basement floors and 23 above-ground floors, totaling 420 units. It will be developed as a premium complex along with the GL Metro City Hangang knowledge industry center, which has two buildings with a total of 832 units and a gross floor area of approximately 128,782㎡, and neighborhood living facilities (58 units).

The Deok-eun Urban Development District, where the complex is located, is adjacent to Mapo-gu, Seoul, placing its living area within Seoul’s sphere. In particular, the office blocks 11 and 12 where ‘THE GL’ is located are positioned on the main road with direct access to Jayu-ro within the Deok-eun Urban Development District, making it poised to become a landmark representing the Deok-eun district.

Additionally, ‘THE GL’ offers a pleasant residential environment. Various resting spaces such as a Bridge Garden, Mirror Pond Garden, and Central Garden will be provided within the complex, and through the planned ‘River Park Bridge (pedestrian overpass)’ right in front of the complex, residents can enjoy the Han River waterfront park as if it were their own backyard.

Abundant hinterland demand also draws attention. The Deok-eun Urban Development District is being developed as a self-sufficient media city with about 640,000㎡ and approximately 120,000 residents within the district, and the nearby Sangam DMC, where various broadcasting stations and media-related companies are located, is close by.

One of the greatest advantages is the design specializing in Han River views. The third floor of the complex is planned as a terrace-specialized design type (excluding some units) that offers a differentiated healing space, and floors 4 to 23 are designed to enjoy views of the Han River (excluding some units). Along with this, the complex will be mainly arranged facing south to ensure excellent lighting and ventilation.

Hyundai Construction is responsible for the construction of ‘THE GL’, and Hyundai’s exclusive smart home platform Hi-oT is applied, allowing residents to check and control the status of devices such as lighting, gas valves, and ventilation in their units anytime and anywhere.

The winners of ‘THE GL’ will be announced on the 28th (Monday). Contracts will be conducted over two days from the 29th (Tuesday) to the 30th (Wednesday).

The promotional center for ‘THE GL’ is located in the Goyang-si area of Gyeonggi-do and is currently operating by advance reservation. Reservations can be made on the official website of ‘THE GL’.

The expected move-in date is June 2024.
