Recently, residential complexes equipped with cultural infrastructure have been attracting attention in the housing market. This is because the number of consumers wanting to overcome the fatigue of daily life caused by the prolonged COVID-19 pandemic by easily enjoying performances and games near their homes has increased. Additionally, as awareness of quality of life has risen across society, more people are seeking cultural infrastructure to enrich their leisure activities.
In fact, complexes located near cultural infrastructure have been maintaining excellent competition rates in recent sales. According to data from the Korea Real Estate Agency’s subscription website, in March of this year, ‘Opera Centum Park Seohan Idaum,’ which was sold in the Buk-gu area of Daegu, recorded an average competition rate of 13.1 to 1 for first-priority applicants. The complex is scheduled to be built right next to the Daegu Complex Sports Town, and is also close to the Daegu Opera House and Daegu Concert House, making it convenient for enjoying leisure activities.
Daegu’s only Complex Sports Town is equipped with various sports facilities where visitors can watch games such as soccer and baseball. Additionally, the Daegu Concert House hosts high-quality classical performances every month, and at the Daegu Opera House, the only opera self-production theater in Korea, various opera performances can be enjoyed.
Complexes that allow close access to such cultural facilities are also seeing their pre-sale rights traded at high prices. According to actual transaction data from the Ministry of Land, Infrastructure and Transport, the pre-sale right for an 84㎡B unit of ‘Hillstate Daegu Station Opera’ (sold in May 2020) in Goseong-dong 1-ga, Buk-gu, Daegu, was traded for 709.05 million KRW (44th floor) in April this year. This price is approximately 148 million KRW higher than the original sale price in less than a year since the sale.
An industry insider said, “Due to social distancing measures recently, consumers’ living radius has significantly shrunk, making the infrastructure near complexes increasingly important. Among these, cultural infrastructure is one of the elements gaining attention in the housing market as it allows people to use their leisure time meaningfully and improve their quality of life.”
Meanwhile, a complex located near cultural infrastructure is drawing attention. Hyundai Construction plans to sell ‘Hillstate Daegu Station First’ in the Jung-gu area of Daegu Metropolitan City in June. The complex will consist of two blocks with a total of 390 households. Among them, the first to be supplied, Hillstate Daegu Station First, will be a building with 5 basement floors and 41 above-ground floors, comprising 216 apartment units with a net area of 84㎡ each, along with a commercial facility within the complex called ‘Hills Avenue Daegu Station First.’ Floors 1 to 3 above ground will be Hills Avenue, and the 4th floor will be a residents’ community facility.
Hillstate Daegu Station First is surrounded by abundant infrastructure. It is close to Daegu Complex Sports Town, Daegu Opera House, and Daegu Concert House, allowing residents to enjoy leisure activities. It is also adjacent to Dongsung-ro, considered Daegu’s largest central commercial district, where various cultural facilities such as CGV and Lotte Cinema can be conveniently accessed. Additionally, within a 1 km radius from the complex are Lotte Department Store Daegu Branch, E-Mart Chilseong Branch, and Seomun Market, all easily accessible. Medical facilities such as Kyungpook National University Hospital and Dongsan Hospital are also nearby.
Since it is located in the central area of Daegu Station, convenient transportation is also available. Residents can walk to Daegu Station on Daegu Metro Line 1 and Dalseong Park Station on Line 3. Both lines are located in the heart of Daegu, allowing easy access throughout the city.
