Recently, interest in investing in commercial facilities has been rising in the real estate market. Experts emphasize the so-called '365-day commercial district' as a key investment point. A 365-day commercial district refers to an area that can secure abundant foot traffic regardless of weekdays or weekends. With the advantage of generating stable profits through diverse demand groups throughout the entire week and even 365 days a year, it has recently become a central keyword in the real estate market.
As the 365-day commercial district, which can be expected to secure stable profits, becomes a central keyword in the real estate market, commercial facilities established within knowledge industry centers are receiving particular attention. On weekdays, stable demand from knowledge industry center workers and partner company foot traffic can be secured, and through the creation of large commercial facilities that nearby residents can visit, weekend local resident foot traffic can also be absorbed.
In particular, knowledge industry centers that include commercial facilities provide convenience for workers and help improve the quality of life for nearby residents through the expansion of commercial districts. Various franchises that can attract customers regardless of weekdays or weekends are being introduced, and there are even cases where cultural and leisure key tenants have been brought in, establishing the area as a representative 'landmark.'
An industry insider explained, "Commercial facilities with excellent demand bases, such as large knowledge industry centers, often have significant drawing power as they not only serve workers of tenant companies but also hold symbolic value representing the region. They can differentiate themselves in internal composition, leading to a rich influx of foot traffic."
The reason why the commercial facility 'Hyundai Silicon Alley Art Dongtan' within the recently launched complex knowledge industry center 'Hyundai Silicon Alley Dongtan' is attracting attention is along the same lines. This facility is a large-scale project with a total floor area of 21,564㎡, located on basement level 2 to ground level 1 in the support facility site of Dongtan 2 New Town.
It exclusively secures about 10,000 fixed weekday demand from knowledge industry center workers within the same building, and with dormitories also established, steady demand generation is expected not only on weekday evenings but also on weekends. Additionally, it is anticipated to secure a demand base of approximately 670,000 people, including the resident and working population of Dongtan Techno Valley, the largest industrial cluster in the metropolitan area accommodating over 4,500 companies.
The project focuses on assembling large key tenants to complete a 365-day commercial district, having confirmed the entry of a large multiplex cinema and a rock bowling alley with about 12 official standard lanes. Furthermore, it has succeeded in attracting medical clinics and banks for the first time in the surrounding commercial district, and it is expected that future tenants will create synergy effects with these popular facilities.
Moreover, a '365-day complex cultural commercial district' will be created, where various festivals will be held at the main plaza and other locations within the facility. Two media fa?ades with dazzling visual beauty, floor interaction, large sculptures, and artworks will also be installed to induce early commercial district activation and continuous foot traffic inflow.
Media fa?ades turn the building itself into a kind of media medium, enabling visual beauty and information delivery, making them a new architectural trend of the 21st century. 'Hyundai Silicon Alley Art Dongtan' plans to increase external attention and attract surrounding foot traffic through this feature.
'Hyundai Silicon Alley Art Dongtan' is a New York concept art street mall. It applies a red brick design that evokes an exotic atmosphere and creates colorful and artistic graffiti reproducing street art throughout the space, maximizing the modern street art sensibility of New York.
The complex is located at a corner on a four-way intersection main road, adjacent to Gyeongbu Expressway Giheung IC and Giheung Dongtan IC, providing access to Yongin Seoul Expressway and the Metropolitan Area 2nd Ring Expressway. Public transportation includes SRT Dongtan Station, and the GTX-A line is scheduled to open additionally. Furthermore, the Indeokwon Dongtan subway line, whose final plan was confirmed by the Ministry of Land, Infrastructure and Transport last year, is currently under development, and the Dongtan Urban Railway, whose basic plan was finalized by Gyeonggi Province in January this year, is expected to open in 2027 with full-scale project progress underway.
Currently, the model house for 'Hyundai Silicon Alley Art Dongtan' is located in Hwaseong City, Gyeonggi Province. Especially amid the spread of COVID-19, a thorough quarantine system has been established so that customers can visit with peace of mind. Continuous overall disinfection of the model house is conducted, hand sanitizer use is mandatory upon entry, thermal imaging cameras (with staff assigned) are installed, air purifiers operate to maintain pleasant air quality, customer movement paths are restricted, and daily self-disinfection is planned.
Additionally, related facilities have been created at the model house to allow visitors to directly experience the media fa?ade to be installed in the commercial facility, and a cross-sectional model reflecting the actual design of the commercial facility has been introduced so visitors can see the project site at a glance. In a gallery-style comfortable space, a robot coffee machine applying 5G and artificial intelligence (AI) is operated to expand contact points with customers.
