1,582 Households in a Prime Location! Pyeongtaek Godeok Public Sale Attracts Attention

Amid conflicting opinions on real estate regulatory policies, interest in large apartment complexes with more than 1,500 households continues to grow.

The main reason large apartment complexes attract attention is that their price appreciation rate after completion is higher compared to small and medium-sized complexes. Additionally, sharing management fees among many households is economically advantageous, and differentiated landscaping and various convenience facilities contribute to high residential satisfaction.

Moreover, school district complexes near elementary, middle, and high schools are highly demanded by parents, making them a perennial bestseller in the real estate market.

These complexes are especially preferred by parents with young children because they can safely walk to school, and educational facilities such as academies and study rooms are located nearby.

Recently, a complex meeting both of these criteria has been announced, drawing high interest mainly from non-homeowners with actual housing needs.

LH Korea Land & Housing Corporation announced on the 23rd the supply of the ‘Pyeongtaek Godeok Public Sale’.

Pyeongtaek Godeok Public Sale is a large complex with a total of 1,582 households, planned as ▲59A with 1,369 households ▲59B with 177 households ▲59C with 36 households. The highest floor is 20 stories, and attention is focused on the top floor of line 4 in building 1116, where a sky lounge will be created.

The sale price is set between 295.55 million KRW and 314.74 million KRW based on a 59㎡ exclusive area, which is considered competitive compared to surrounding market prices.

The educational environment is also exceptional. An elementary school is located right in front of the complex, and it is adjacent to Edu Town, a specialized education district, allowing residents to enjoy a variety of educational infrastructures in a one-stop school district.

As expected from a large complex of 1,582 households, the entire complex is designed like a park to enhance residential satisfaction. Children's playgrounds, toddler playgrounds, and resident exercise facilities are installed throughout the complex, and an ecological pond in the center promises a pleasant living environment.

For a safe complex environment, parking spaces are underground and under-deck, and various convenience facilities such as a sky lounge, golf practice range, fitness center, daycare center, small library, senior citizens' center, infant library, coin laundry, smart workstations, study rooms, and after-school rest areas are planned for residents' convenience.

Pyeongtaek Godeok Public Sale is expected to conveniently enjoy various international exchange specialized zones and living infrastructure in Pyeongtaek Godeok International New City.

It is located near Samsung Electronics Advanced Industrial Complex and Brain City Advanced Complex Industrial Complex, and access to Seojeong-ri Station on Line 1 and SRT Pyeongtaek Jije Station is expected to be easy.

Residents can conveniently move to major areas within the new city via BRT (Bus Rapid Transit), known as the subway on the road, and easily enter the Pyeongtaek-Jecheon Expressway through the adjacent Pyeongtaek Godeok IC. Additionally, accessibility to Pyeongtaek-Paju Expressway and Gyeongbu Expressway is also good.

The eligibility for moving into Pyeongtaek Godeok Public Sale is granted to adult members of non-homeowner households residing in Pyeongtaek City or nationwide (based on resident registration) as of the announcement date of the recruitment for residents, according to Article 4, Paragraphs 1 and 3 of the Housing Supply Regulations, with a one-household-one-home rule.

If selected as a resident through general supply, the non-homeowner household member status must be maintained from the announcement date until moving in; otherwise, the contract will be canceled.

The model house opened on June 23 and operates by prior reservation to limit the number of visitors in accordance with COVID-19 quarantine rules. Reservations are accepted from June 16 to July 4 on the sales website.
