Recently, transportation developments have been cited as a major factor driving real estate price increases, drawing significant attention to areas with such advantages in the sales market. In particular, knowledge industry centers with superior proximity to Seoul offer excellent conditions for office workers by reducing commuting time burdens.
In fact, Suwon, considered the center of the Gyeonggi region, is gaining attention due to its very convenient access to Seoul and nearby Gyeonggi areas. As transportation networks expand, accessibility to central commercial districts naturally improves, leading to a rise in real estate prices due to the proximity effect between residence and workplace.
Among these, ‘Gwanggyo The First’ in Suwon is rapidly emerging as a future-oriented knowledge industry center hub, with the Indeokwon-Dongtan double-track railway Wontheon Station scheduled to open in 2026, promising significant transportation benefits. Gwanggyo The First will be constructed as a single building with 15 floors above ground and 1 basement level, comprising a total of 300 units. From basement level 1 to the 9th floor, there will be manufacturing-type factory offices; neighborhood living facilities on the 1st floor; a shared parking lot on the 10th floor; office-type factory offices on the 11th and 12th floors; and live office-type factories from the 13th to 15th floors.
Considering the logistics system of the manufacturing-type factory offices, all floors are equipped with business-use parking facilities, along with freight elevators, high floor heights, and load capacities tailored through specialized design. Additionally, to ensure a pleasant working environment, approximately 3-pyeong service balconies are provided in all units to maximize usable space.
The live office is a workspace specialized for small-scale enterprises, including one-person creative companies and local businesses. Designed with a duplex structure separating work and residential spaces, it offers high space utilization and includes a bathroom within the unit to create a comfortable environment. This combines the advantages of officetels and section offices, allowing occupants to enjoy the benefits of a knowledge industry center.
Gwanggyo The First knowledge industry center is expected to have high demand for manufacturing-type factory office tenants due to its proximity to Samsung Digital City and Yeongtong Industrial Complex. Considering the lack of officetel supply nearby, demand for live offices is also projected to be high.
An official stated, “The First knowledge industry center, equipped with an optimal metropolitan transportation network, is located directly on a station line that provides easy access to Seoul areas such as Sadang and Gangnam. As a limited industrial complex adjacent to Samsung Digital City, it will attract abundant tenant demand from affiliates, partners, and relocating companies. Since it is a sacred place where one-quarter of Samsung Electronics personnel work, it will evolve into a premium knowledge industry center combining the advantages of officetels and offices.”
Meanwhile, the Suwon knowledge industry center Gwanggyo The First will be constructed in Yeongtong-gu, Suwon-si, Gyeonggi-do.
