In the Hot Housing Market, Even Hotter 'Pansanghyeong Apartments'

The slab-type structure, often referred to as matchbox apartments, is popular in the sales market. The standardized 'ㅡ-shaped' building arrangement and monotonous exterior, which once lost out to the flashy tower-type apartments, have regained attention as the advantages of slab-type apartments have come to the forefront, maintaining their popularity.


Before 2000, like the new town apartments built in the 1990s, slab-type apartments dominated the housing market. However, with the emergence of high-end residential-commercial complexes in the 2000s, tower-type apartments began to stand out. These complexes arranged buildings in 'Y, X, ㅁ' shapes, allowing for tall structures on narrow sites, and were mainly designed as tower-type floor plans. Such tower-type apartments became landmarks with their flashy exteriors and represented a sophisticated residential space image at the time.


However, after the financial crisis, the popularity of residential-commercial complexes declined, and as the market shifted to focus on actual users, slab-type apartments began to regain attention. Complexes are mainly composed of slab-type buildings, and mixed buildings with tower-type structures like 'L' shapes are commonly seen in the sales market.


The advantages of slab-type structures lie in practicality and economy. Slab-type apartments excel in ventilation and airflow, turning the tower-type's weaknesses into strengths. Additionally, the rectangular structure allows for expanded balconies on the front and rear, increasing usable space and maximizing spatial efficiency. Compared to tower-types, lower maintenance fees and interior costs are also benefits.


In particular, slab-type layouts are suitable for increasing the number of bays. A bay refers to a section between columns based on the front balcony, essentially indicating the number of living rooms and rooms connected to the apartment's front balcony. The more bays there are, the greater the lighting effect, which can reduce heating costs. Therefore, the recent sales market trend is often described as 84㎡ exclusive area, slab-type, 4-bay structure.


The popularity of slab-type apartments in the hot sales market is reflected in competition rates. At 'Dongtan Station Dietre First,' which recorded the highest subscription competition rate this year, the most subscribed housing type was the slab-type with an exclusive area of 102.98㎡ (102㎡A). The first-priority average competition rate was 1514.2 to 1. The tower-type of the same size, 102.99㎡ (102㎡B), recorded 1063.47 to 1.


Analyzing the top 10 nationwide apartments with high subscription competition rates last year and calculating competition rates by housing type, slab-type apartments showed higher popularity.


Among the 10 complexes, 8 had slab-type housing as the highest competition rate. For reference, the 'Hillstate Namcheon Station The First' in Busan, which had the highest competition rate last year, was entirely tower-type. The other tower-type popular complex was 'Gwacheon Prugio Ortus,' located in Gwacheon Knowledge Information Town, known as the capital area subscription hotspot, where many applicants likely concentrated their subscription deposits aiming to win.


As slab-type apartments have become the mainstream in the sales market, their popularity is heating up the early summer sales market. Perhaps recognizing this popularity, many slab-type sales complexes are being built in prime locations.


Developer DCRE and construction companies HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO Construction are selling 'City OCELE Phase 1' in Michuhol-gu, Incheon. The complex consists of 8 buildings, ranging from 2 basement floors to a maximum of 42 floors above ground, with a total of 1,131 units sized between 59 and 126㎡ exclusive area. The complex is mainly south-facing and designed around a 4-bay slab-type layout to enhance lighting and ventilation. Interiors include basic provisions of dressing rooms, powder rooms, and pantry spaces (except for some types), with various selectable options to increase space utilization. Additionally, a state-of-the-art IoT (Internet of Things) system is applied for safe and convenient living. Notably, this complex proved its popularity with an average competition rate of 17 to 1 and a maximum of 113.5 to 1 in the first-priority subscription held on the 16th. After the announcement of winners on the 24th, official contracts will be signed over ten days from the 7th to the 16th of the following month.


Hyosung Heavy Industries will conduct the first-priority subscription for 'Harrington Place Smart Valley,' located in Asan-si, Chungcheongnam-do, on the 23rd. The complex consists of 10 buildings from 1 basement floor to 20 floors above ground, totaling 704 units sized between 59 and 84㎡ exclusive area. The complex is mainly south-facing, offering excellent lighting and ventilation, and the units are designed mainly as 4-bay slab-type layouts to enhance space efficiency. Various community facilities such as a fitness center, indoor golf practice range, GX room, billiards room, table tennis room, kids & moms cafe, small library, daycare center, and senior citizens' center will also be provided within the complex.


Daewoo Engineering & Construction is currently selling 'Bukgu Office Station Prugio Edufore' located in Buk-gu, Daegu Metropolitan City. The complex consists of 27 floors above ground and 2 basement floors, with 499 apartment units sized 78 to 84㎡ exclusive area and 69 officetel units sized 84㎡ exclusive area, totaling 568 units. The complex is arranged mainly south-facing (southeast, southwest) and 4-bay slab-type layouts, considering views, lighting, and ventilation, with maximum spacing between buildings to protect individual privacy. Additionally, a 5ZCS (Five Zones Clean-air System), an air purification system that manages and blocks fine dust by dividing the area from the entrance to inside the home into five zones, is applied.


Hyundai Engineering & Construction plans to sell 'Hillstate Dongin' in June in Jung-gu, Daegu Metropolitan City. The complex will consist of 5 buildings ranging from 4 basement floors to a maximum of 49 floors above ground, with a total of 1,009 units including 941 apartments and 68 residential officetels. The apartments will be supplied in a single 84㎡ size with a 4-bay structure, which is highly preferred by buyers. The complex is within walking distance of Chilseong Market Station and Jungangno Station on Daegu Subway Line 1, and is close to Lotte Department Store Daegu Branch, Daegu Department Store, and Dongseong-ro, known as Daegu's top commercial district.


Hyundai Engineering & Construction also plans to sell 'Hillstate Yongin Gojin Station' in Yongin-si, Gyeonggi-do, in June. The complex will consist of 22 buildings ranging from 4 basement floors (3 basement floors for D2 block) to 30 floors above ground, with a total of 2,703 units. The number of units per block is △D1 block 1,345 units △D2 block 1,358 units. A 4-bay slab-type structure (except for some units) with good lighting and ventilation will be introduced, along with ample storage space designs such as dressing rooms and pantries (except for some units).


Hyundai Engineering & Construction will sell 'Hillstate Gwanggyo Jungang Station First' in Suwon-si, Gyeonggi-do, in July. The complex will consist of 4 buildings ranging from 7 basement floors to 20 floors above ground, totaling 211 units. It will mainly offer small to medium-sized units ranging from 60 to 84㎡ exclusive area, all designed with the highly preferred 4-bay layout. It is the only residential complex located within Gwanggyo New Town's Gyeonggi Convergence Town, with direct underground access to the Gwanggyo Jungang Station on the Shinbundang Line and a wide-area transfer center serving 17 bus routes.
