Asan Smart Valley Industrial Complex: Best Location and Largest Complex Among Three Joint Residential Sites
Asan City in Chungnam is establishing itself as a residential and living hub city within the West Coast economic zone connecting Pyeongtaek, Asan, and Dangjin.
With Samsung's announcement of a 13 trillion KRW investment in next-generation display business and the signing of a government support agreement for 'investment activation and win-win cooperation with small and medium enterprises,' Asan is rapidly emerging as a global display city. Large-scale satellite new towns such as Asan New Town, Asan New Town Phase 2 Residential Development District, and Tangjeong Residential Development District are being developed, providing a pleasant and convenient living environment. Residents can enjoy the high-speed rail Cheonan-Asan Station and Cheonan's living and educational infrastructure, including the Buldang district, within the same living area.
According to Asan City statistics, the total population increased by 7.0% from 311,239 in 2015 to 333,105 in 2020, showing an average annual growth rate of 1.4%. As of the end of April 2021, the total population was 334,951, a 0.55% increase compared to the end of the previous year, and the growth rate is expected to rise further. The number of households also increased by 14.3%, from 122,131 in 2015 to 129,580 in 2020.
Based on the population movement data from Statistics Korea, the largest proportion of inbound population to Asan City comes from Cheonan City, which is adjacent and shares almost the same living area due to its various infrastructures. This is followed by Pyeongtaek City in Gyeonggi Province and Dangjin City in Chungnam. The age distribution of incoming population shows that the majority are in their 30s to 50s, who are actively engaged in economic activities, rather than retired elderly generations. The average population age is 44.2 years, indicating a significantly higher proportion of economically active population compared to other local cities.
Asan City is located in the northwest of Chungnam and serves as a gateway between the Seoul metropolitan area and Chungnam. To the east, it borders Cheonan City, and to the northwest, it borders Dangjin City across the Sapgyo Stream. To the north, it borders Pyeongtaek City in Gyeonggi Province. The industrial complexes in Dangjin City house large-scale industries such as Hyundai Steel, Dongbu Steel, and Korea Electric Wire. Just across the Sapgyo Stream lies Asan City. Pyeongtaek Port, the gateway to the West Sea, is also adjacent across Asan Bay.
Workers in this area prefer to live in Cheonan and Asan due to concerns about their children's education and living infrastructure. The well-developed national and local roads make commuting easy. Especially, Asan is geographically closer to these areas and is a non-regulated area, allowing residents to enjoy Asan's future value and Cheonan's educational and living infrastructure within the same living area, making it highly preferred.
With the planned Dangjin-Cheonan Expressway, commuting will become more convenient not only to Hyundai Motor Company's Asan plant in Inju-myeon, Asan but also to industrial complexes in Dangjin such as Hyundai Steel and Dongbu Steel, as well as Pyeongtaek Port. This is expected to further increase the residential preference for Asan.
Halla Co., Ltd. plans to launch sales of 'Asan Halla Vivaldi Smart Valley' in Asan, Chungnam, in July.
'Asan Halla Vivaldi Smart Valley' will be built in the 'Asan Smart Valley Industrial Complex' in Asan City as a multi-family housing complex. It consists of 11 buildings ranging from 2 basement floors to 27 above-ground floors, with a total of 998 units: 244 units of 54㎡ type (exclusive area), 351 units of 65㎡ type, 151 units of 75㎡ type, and 252 units of 84㎡ type.
It is evaluated as the best location among the three multi-family housing complexes in the Smart Valley Industrial Complex. It boasts the largest number of households among the three complexes. Although located in Asan, the living area benefits from the rich infrastructure of Cheonan. Residents can enjoy both Asan's future value and Cheonan's educational and living infrastructure simultaneously.
It borders Smile City, a large-scale emerging residential complex in Cheonan, along the Cheon (river), allowing residents to walk to various convenience facilities including Costco Cheonan branch. It is also close to the Buldang district in Cheonan, which houses Cheonan City Hall, Galleria Department Store, and Cheonan Sports Complex.
The metropolitan transportation network is well established. Additionally, commuting to nearby industrial complexes such as Cheonan General Industrial Complex via National Roads 34 and 48 and Local Roads 624 and 628, as well as to Asan Display City 1 and 2 industrial complexes in Asan, is possible, offering the benefits of proximity to work. Commuting to industrial complexes in Dangjin and Pyeongtaek Port is also convenient.
'Asan Smart Valley Industrial Complex' is expected to attract manufacturing industries such as metal processing, medical, precision, optical, and electrical equipment. 'Halla Vivaldi,' located in the best site among the three joint residential blocks within the industrial complex, fully benefits as a satellite complex.
It is also adjacent to industrial complexes such as Samsung Display 1 and 2, allowing residents to enjoy the benefits of proximity to work. Urban development plans such as Asan Tangjeong Phase 2 District and Tangjeong Technovalley are underway nearby, further raising expectations for future regional value appreciation.
'Asan Halla Vivaldi Smart Valley' consists only of popular small to medium-sized units ranging from 54㎡ to 84㎡ (exclusive area). All units are mainly south-facing and designed with a 4-bay layout to maximize natural light and ventilation. Cars are removed from the ground level, replaced by various landscaping features to create a pleasant and safe well-being residential complex.
'Asan Halla Vivaldi Smart Valley' allows subscription regardless of the head of household or number of houses owned. Residents of Asan aged 19 or older who have held a subscription savings account for at least six months and meet the deposit requirements for each housing type can apply as first priority. The model house is scheduled to open in Asan, Chungcheongnam-do, in July and can be visited by prior reservation through the official website.
