Songhwa District Urban Development Project Kicks Off... 'Pyeongtaek Songhwa District Hillstate' in the Spotlight

Recently, as Pyeongtaek City's balanced development projects have gained momentum, new housing districts and urban development projects are being actively pursued. The Songhwa 1 District, Songhwa 2 District, and other planned district projects are now on track, while major development opportunities such as the Paengseong Global Tourism Zone plan and the Noeul Recreation Area project plan are also emerging one after another.


Pyeongtaek City plans to designate a tourism zone (Paengseong Tourism Zone) near Anjeong-ri, Paengseong-eup, close to Camp Humphreys. Recently, a 'Paengseong Tourism Zone Promotion Committee' composed of local residents was formed and held its inauguration ceremony. The Paengseong Tourism Zone will be developed around four main themes.


On a 300,000㎡ site around Gunmun Bridge along the Anseongcheon River in Pyeongtaek-dong 280-3, a (tentative name) 'Noeul Ecological Cultural Park' will be created with a project cost of 21.4 billion KRW. The Noeul Ecological Cultural Park, which will include a tent picnic area and a children's water play area, is scheduled for completion by the end of 2022.


In particular, Paengseong-eup, where the Songhwa District is located, is already attracting many investors due to mammoth development benefits such as Camp Humphreys and the Suwon-origin KTX. Residents will be able to enjoy the metropolitan transportation premium centered on the planned Pyeongtaek Jije Station complex transfer center, which is set to open following the SRT and the Suwon-origin KTX.


Benefits related to 'Camp Humphreys' are also anticipated. Pyeongtaek City announced that it will invest approximately 1.78 trillion KRW this year to improve infrastructure around Camp Humphreys and promote regional development, including community creation. Nearby, preparations are underway for the groundbreaking of Gyeonggi Province's first 5-star tourist hotel, which will combine tourist accommodation facilities such as an ice rink and water play facilities, international business facilities, international diplomatic cultural facilities, and retail facilities.


Once the expansion of Paengseong Bridge, scheduled for completion in June 2022, is finished, access from the Songhwa District to Godeok New Town is expected to become smoother, significantly reducing commuting distance and time to Samsung Electronics in Godeok.


Meanwhile, a large-scale apartment complex with 1,048 households (planned) is emerging at a reasonable price in the Pyeongtaek Songhwa Housing District, drawing attention.

The (tentatively named) 'Pyeongtaek Songhwa District Hillstate,' implemented by the Pyeongtaek Songhwa District Hyundai Local Housing Association, will be developed in Pyeongtaek City, Gyeonggi Province, consisting of 20 buildings ranging from one basement floor to 15 above-ground floors, totaling 1,048 households (planned). It will maximize residents' housing value by featuring differentiated exterior designs and complex layouts, as well as innovative floor plans and the latest residential systems across various area types: ▲74㎡ with 245 units ▲84㎡ with 627 units ▲115㎡ with 176 units. Hyundai Construction, a top-tier construction company, is expected to handle the construction, adding to the apartment brand value.


Located within a 10-minute drive from Pyeongtaek Station on Seoul Metropolitan Subway Line 1, and within a 20-minute drive from SRT Pyeongtaek Jije Station and Anseong IC, commuting inside and outside the area is convenient. Large shopping facilities such as AK Plaza Pyeongtaek, Lotte Mart Pyeongtaek, E-Mart Pyeongtaek, and Anseong Starfield are also accessible within 10 to 20 minutes by car. The educational environment is excellent, with Paengseong Elementary and Songhwa Elementary Schools within approximately 500 meters, and Cheongdam Middle and Cheongdam High Schools within about 1 km.


Nam Mountain Park and Anjeong Park are nearby, and a green walking trail adjacent to the complex is planned. Additionally, the Naeri Cultural Park and camping site along the Anseongcheon River are close by, providing a pleasant living environment and good opportunities for leisure activities.


The complex design maximizes sunlight and daylight with a south-facing layout, offers cross ventilation with a 4-bay structure in all units, and provides pantries in every household. The alpha room design (except for the 74㎡ units) maximizes space utilization and storage. Various community facilities will be available, including a fitness & GX room, indoor golf practice range & screen golf, a small library & reading room, daycare & shared care center, and a senior room. Furthermore, many full-option appliances such as a Styler, Wash Tower, kimchi refrigerator, system air conditioner, and built-in wardrobes will be provided on a first-come, first-served basis, attracting interest not only from actual residents but also from those considering rental business, according to association officials.


A representative of the (tentatively named) Pyeongtaek Songhwa District Hyundai Local Housing Association stated, "Unlike other local housing associations, the Pyeongtaek Songhwa District Hillstate has completed 100% of the land purchase contracts, ensuring project stability. We aim to create a landmark in the area as the first large-scale apartment complex branded by a top-tier construction company in the Songhwa District."


The promotional center for 'Pyeongtaek Songhwa District Hillstate' is located in Pyeongtaek City, Gyeonggi Province.
