Recently, as interest in comfortable offices with high employee satisfaction has grown, the knowledge industry center market is rapidly expanding. Knowledge industry centers offer more competitive prices than regular offices and provide various government tax reduction benefits, making them highly popular among companies looking to establish new headquarters.


The government offers various tax benefits to companies moving into knowledge industry centers. If the first purchaser of a knowledge industry center office uses it directly, acquisition tax is reduced by 50%. Additionally, for real estate used directly as business facilities, a 37.5% reduction in property tax is available, and long-term low-interest loans up to 80% of the total sale price are possible, easing financial burdens. While these benefits do not apply to regular offices, more companies are relocating their workplaces to knowledge industry centers due to these government tax incentives.


Moreover, the popularity of knowledge industry centers is also driven by the increasing number of companies downsizing their headquarters and establishing regional offices due to COVID-19. Unlike regular offices that provide only fragmented spaces, knowledge industry centers offer a comfortable working environment for employees, which is expected to enhance work efficiency.


Among them, knowledge industry centers with prime business locations naturally attract the most attention. They offer not only accessibility to business districts where many companies are located but also meet both corporate demand and transportation convenience.


In this context, Ace Construction is drawing attention by launching a new knowledge industry center in Guro G-Valley, the only national industrial complex in Seoul. The ‘Artis Forum,’ located in G-Valley Phase 1, is the main project. This knowledge industry center is situated on the site of the former Happy Land in Guro-gu, Seoul, a landmark site in Phase 1, and consists of three basement floors to 20 floors above ground, housing knowledge industry centers, office facilities, and neighborhood living facilities.


G-Valley, where ‘Artis Forum’ is supplied, is a representative industrial complex in Seoul, home to numerous advanced industry companies, including those in the IT sector. It offers excellent transportation networks, various convenience facilities, and abundant infrastructure, satisfying both companies and workers.


In particular, G-Valley Phase 1 is the most developed among the three phases, with outstanding industrial activation. A key advantage of ‘Artis Forum’ is its location near subway stations within G-Valley. Namguro Station on Seoul Subway Line 7 is a five-minute walk away, and Daerim Station (Lines 2 and 7) and Guro Digital Complex Station (Line 2) are also accessible on foot. Furthermore, with the opening of the Shinansan Line, a double-track railway between Ansan and Yeouido, at Guro Digital Complex Station in 2024, commuting to other areas will become even more convenient.


Additionally, ‘Artis Forum’ is near the Gangnam Beltway, Seohaean Expressway, and Gyeongbu Expressway, and the completion of the Western Arterial Road underground project planned for the second half of this year is expected to further improve transportation benefits.


This knowledge industry center is designed with specialized layouts to enhance the work efficiency of tenant companies. All units on the above-ground floors feature a ceiling height of 4.2 meters, higher than the average 3.9 meters of nearby knowledge industry centers, providing a comfortable environment. Ceiling-type heating and cooling systems and fine dust filters maintain a clean atmosphere. In addition, trendy auxiliary spaces such as tenant meeting rooms, convenience facilities, lounges, a first-floor resting area, a fourth-floor outdoor garden, and a rooftop garden are also provided.


‘Artis Forum’ also pays attention to exterior design that boosts tenant pride. The facade and exterior design feature curtain walls with LED light lines installed as landscape lighting, creating a luxurious office atmosphere.


Meanwhile, ‘Artis Forum’ continues to achieve successful sales, and its showroom operates by appointment only to prevent the spread of COVID-19. The showroom is located in Guro-gu, Seoul.
