Recently, a comfortable environment has become increasingly important in office and other work facilities. In particular, office buildings with scenic views are gaining popularity, as working while enjoying beautiful surroundings is analyzed to help improve work quality.
Among the preferred views for office facilities, lakes, seas, rivers, parks, and cities rank highest. These are also the most influential factors in rising home prices in the residential market. Having a view means proximity, allowing convenient enjoyment of the environment even outside working hours. Additionally, from an investment perspective, the value can vary significantly depending on the view, making it increasingly important for investors.
Office facilities with secured views are also popular in the sales market. The ‘Misa Riverside Skypolis’ office complex located in Hanam, Gyeonggi Province, successfully sold out in a short period by highlighting its Han River view. This mixed-use complex, consisting of office spaces, dormitories, and commercial facilities, received high praise not only for the office spaces with views but also for the dormitories and commercial facilities being close to the Han River.
Even within the same complex, prices can differ depending on the view. A representative example is the ‘Songpa Terra Tower 2’ office facility located in Songpa-gu, Seoul. According to a local real estate agent, floors with park views command premiums of several tens of millions of won compared to those without such views.
Real estate experts say, “Office facilities with views of the sea, lakes, parks, etc., are highly preferred by both companies and investors. Companies enjoy a pleasant working environment, while investors expect stable operations and capital gains.” They added, “Especially in urban areas, securing land for office facilities with views is difficult, making their rarity very high.”
Meanwhile, a luxury mixed-use facility with unprecedented views is attracting attention in the heart of Songdo International City. It is the ‘Songdo Centum Hive’ complex constructed by the renowned builder POSCO E&C in Yeonsu-gu, Incheon. The complex covers approximately 233,953㎡, making it the largest scale ever in Songdo International City, consisting of two buildings with 5 basement floors and up to 39 floors above ground. The detailed units include 387 officetels, 1,620 office rooms, and 198 commercial spaces.
Songdo Centum Hive boasts a quadruple view with high rarity, overlooking the sea, lake, park, and city. It offers waterfront views of the Incheon West Sea and the nearby Waterfront Lake, expansive city views, and overlooks Songdo Central Park, which spans approximately 370,000㎡, providing a differentiated residential and working environment.
Additionally, it is located at the very center of Songdo International Business District, which plays a key role in Songdo International City by integrating work, residence, and commerce. The district is home to office facilities such as the POSCO E&C headquarters, Yeonsu Tax Office, IBS Tower, and G Tower, as well as schools, convenience facilities, and parks, representing Songdo International City.
Transportation conditions are excellent. It is within walking distance to International Business District Station and Central Park Station, and adjacent roads provide convenient access to the 2nd Gyeongin Expressway and National Route 77. The planned GTX-B line station is nearby, and the upcoming Ansan-Incheon section of the Metropolitan Area 2nd Ring Expressway will also be easily accessible. Nearby schools include Yeonsong Elementary, Sinjeong Middle, Yeonsong High, and POSCO High, all within walking distance. Shopping malls and cultural facilities such as NC Cube, Costco, Lotte Mall, Hyundai Premium Outlet, CGV, Songdo Art Center, and Songdo Convensia are also close.
As a region densely populated with international organizations and large corporations, abundant business demand is expected. Centurion plans to invest a total of 500 billion won in Songdo International Business District to expand its 3rd factory and research center. The research center is scheduled for completion in 2022, and the 3rd factory in 2023. After development, the 3rd factory is expected to create about 3,000 jobs, and the research center about 2,000 jobs. Samsung Biologics’ 4th factory will also be built. The 4th factory, located opposite the 3rd, will have an investment of 1.74 trillion won and is expected to be the largest single production facility with a capacity of 256,000 liters upon completion. The development is anticipated to generate an economic effect of 5.6 trillion won and create approximately 27,000 jobs.
As it is constructed by POSCO E&C, it boasts the best product quality in the region. The officetels feature duplex designs for all units and differentiated terrace areas. They apply highly rare space-specialized designs, with 3-bay structures and two bathrooms.
The offices are composed of section offices that can be repurposed according to tenants’ needs, ranging from under 10 pyeong to over 30 pyeong, accommodating a variety of tenants from one-person startups to medium and large companies. Additionally, life-office specialized designs allow interior customization according to company style, including bedrooms and showers, while offering views of the sea, lake, park, and city for a differentiated residential and working environment.
The commercial facilities in Songdo Centum Hive secure fixed demand from a total of 2,007 units, including 387 officetels and 1,620 offices within the complex. Even assuming only 2 to 3 people per unit for work and living, this translates to a fixed demand of over 4,000 to 6,000 people. Furthermore, it is located at the corner of the busiest intersection in Songdo International Business District, where Incheon Tower-daero and Art Center-daero meet, which is a strong advantage. The street-type structure ensures not only a luxurious exterior but also excellent visibility. Therefore, on weekdays, it will attract fixed demand from officetels and offices, and on weekends, it can absorb floating populations visiting nearby Songdo Central Park, Waterfront Lake, and other gathering facilities.
The promotional center is scheduled to open in July and is located in the Yeonsu-gu area of Incheon.
