Commercial facilities with differentiated advantages through attracting various MDs not only satisfy the needs of consumers by diversifying stores but also have a structure favorable for attracting customers, making them highly valued for investment and popular among investors.


The recent emerging trend in commercial facilities is the ‘diverse MD composition.’ When commercial facilities consist of various industries, it is possible to secure a consumer base regardless of age or gender, resulting in abundant hinterland demand and rapid commercial district activation through synergy between industries. Additionally, it significantly increases customer dwell time and contributes to raising the recognition of the commercial facility by handling a variety of products.


Real estate experts say, “Unlike the existing commercial facility market, even if the location or hinterland demand is strong, it is difficult to be chosen by consumers without competitive content in the commercial facility itself,” adding, “In the future, the value of commercial facilities will be determined by the content of the shopping area, such as whether it has a diverse MD composition and whether the space is arranged so visitors can spend a long time.”


In fact, ‘Hyundai Terra Tower Yeongtong Commercial Facility Brooklyn 381,’ which was sold in Suwon last April, succeeded in selling out all units at the early stage of contracts. This commercial facility attracted much attention from consumers and investors even before the sale due to its various MD plans and attraction.


Meanwhile, the ‘Guri Galmae Geumgang Pentarium IX Mall’ commercial facility is drawing attention as it begins full-scale sales. Constructed by Geumgang Housing, the ‘Guri Galmae Geumgang Pentarium IX Mall’ commercial facility is located within the largest knowledge industry center in the Guri Galmae area, the ‘Guri Galmae Geumgang Pentarium IX Tower.’ It is developed on basement level 1 to ground level 2, with a total exclusive area of 5,449㎡ and 106 units in total. The facility plans to attract various MDs, raising expectations for maximizing consumer inflow.


The interior is planned with commercial facility activation in mind, including not only general commercial facilities but also an ‘Office Support Zone’ housing banks, tax accountants, and accounting offices that meet consumer needs, a ‘Gourmet Garden Zone’ with various restaurants, a ‘Daily Life Zone’ with convenience stores and convenience facilities, and an ‘Urban Life Zone’ handling interior accessories and drugstores, among other diverse MD plans.


Compared to other knowledge industry centers, the ratio of commercial space to total floor area is low, increasing its rarity value. Additionally, a profit guarantee program (excluding some stores) and pre-attraction of anchor tenants are planned to enhance overall commercial district activation and sales performance.


‘Guri Galmae Geumgang Pentarium IX Mall’ boasts an excellent transportation location. Nearby, the GTX-B line, scheduled to begin construction in 2022, connects Incheon Songdo to Namyangju Maseok. Once opened, it will take about 11 minutes to travel from Byeollae Station to Seoul Station in just three stops, and Yeouido can be reached within 10 minutes. Also, using the Galmae Donggureung Tollgate (TG), access to the Metropolitan Area 1st Ring Expressway (formerly Seoul Outer Ring Expressway) is convenient, and Gangnam can be reached within 20 minutes. It also has a wide road network including Seoul-Yangyang Expressway and Sejong-Pocheon Expressway. It is adjacent to Guri-Pocheon Expressway, Northern Arterial Road, and Eastern Arterial Road, and is located in a triple station area with Line 4 Byeollae North Station, Gyeongchun Line Byeollae Station, and Galmae Station. From Galmae Station, it takes three stops to reach Sangbong Station in Jungnang-gu, Seoul, and with the opening of the Line 8 extension Byeollae Line in 2023, Jamsil Station will be reachable within 30 minutes.


There is also abundant floating population. Nearby are Byeollae New Town, Guri Galmae District, Guri-Galmae Station Area Public Housing District, and Dasan Jingeon-Jigeum District, and recently, the 3rd New Town such as Wangsuk New Town has been established, expecting an additional population inflow of about 165,000 people.


Guri Galmae Geumgang Pentarium IX Mall has a rich fixed demand targeting 895 workers in the knowledge industry center and 390 residents in dormitories, promising stable rental demand. Also, this commercial facility is designed in a street-type layout, offering high visibility and accessibility, and is expected to serve as the largest central commercial function in the Galmae District once the knowledge industry center block, including the project site, is completed.


The model house for Guri Galmae Geumgang Pentarium IX Mall is located in Guri City, Gyeonggi Province, and to prevent and control the spread of COVID-19, a prior reservation system is implemented through inquiry calls on the website. Move-in is scheduled for May 2022.
