Maintenance Plan Proposal Approved with Revisions by the District Planning Committee
Transformed from 480 to 929 Households... Application of Social Mix, Strengthening Public Interest
[Asia Economy Reporter Kim Hyemin] The Daerim Garak Apartment in Songpa-gu, Seoul, which has been completed for over 36 years, will be reconstructed into a complex with up to 35 floors and 929 households.
On the 2nd, Seoul City held the 7th Urban Planning Committee meeting and announced on the 3rd that it had amended and approved the designation of the maintenance area and the maintenance plan decision with these details.
Daerim Garak Apartment, located at 217 Bangi-dong, Songpa-gu, is an aging apartment complex completed in 1985. It consists of a total of 7 buildings, including one commercial building, with 15 floors and 480 households, adjacent to Yangjae-daero and Macheon-ro.
Through this maintenance plan decision, the apartment will be newly constructed with a building coverage ratio of less than 50% and a floor area ratio of 299.93%, resulting in a maximum of 35 floors and 929 households. This includes 139 public rental housing units (small-sized housing). The public rental housing is planned and constructed identically to the sale housing to ensure social mix and will be utilized as long-term lease housing.
Additionally, public facilities such as social welfare facilities, youth training facilities, and public parking lots, which are necessary for the area, will be introduced. Inside the complex, two public pedestrian pathways
are planned to create an open complex. Neighborhood living facilities will be placed near Bangi Station, and a connection to the subway exit will be made, considering the activation of the streetscape along Macheon-ro.
A Seoul City official said, "We established an architectural plan applying a special architectural zone considering the urban landscape of the low-rise residential area adjacent to the apartment and Yangjae-daero." He added, "It is expected to contribute to revitalizing housing supply through reconstruction."
