KB Real Estate Trust will launch sales of 'Forestian' in Dangjin-si, Chungcheongnam-do this June. The complex will consist of 244 units of residential lodging facilities ranging from 23 to 28㎡ across 4 basement floors to 10 above-ground floors, along with neighborhood living facilities.
'Forestian' is classified as a residential lodging facility and is subject to the Building Act rather than the Housing Act, meaning buyers are not restricted by subscription savings accounts or the number of houses they own, and there are no resale restrictions on pre-sale rights. Additionally, it is exempt from comprehensive real estate tax and capital gains tax surcharges, reducing the tax burden.
Upon purchase, owners can choose to enter into long-term lease contracts like officetels to generate rental income or operate the units as lodging facilities similar to hotels or condominiums.
Forestian is located in the Sucheong district, the downtown area of Dangjin, allowing residents to enjoy convenient urban living infrastructure. Notably, the Sucheong district is undergoing large-scale land development and apartment construction around Dangjin City Hall. Once development is complete, the area is expected to become a hub for education, lifestyle, and transportation due to population influx.
Nearby schools include Gyesung Elementary, Wondang Elementary, Wondang Middle, Hoseo Middle, and Hoseo High School. Residents can also enjoy abundant infrastructure within the Sucheong district, such as Lotte Mart, Hanaro Mart, and Dangjin Culture & Arts Center. Additionally, the large Gyerim Park is adjacent, offering a healthy and pleasant living environment, and Dangjin Bus Terminal is within walking distance.
Especially, commercial facilities are planned for floors 1 through 6, providing a one-stop living infrastructure in the future. The commercial area will include establishments such as hospitals.
The area also benefits from strong demand. Dangjin is already recognized as the logistics hub of Northeast Asia and has ranked second nationwide in employment rate for nine consecutive years. The nearby Songsan 1st General Industrial Complex, home to major domestic companies like Hyundai Steel, Dongbu Steel, Dongkuk Steel, and Dangjin Port, ensures abundant demand.
Transportation developments are also underway. The double-track railway on the West Coast, Hapdeok Station, is planned. The complex design is also noteworthy. To maximize profitability, small-sized units for 1-2 persons will be introduced, featuring a full-furnished system with fully equipped furniture and appliances. For convenience, extensive IoT systems will be implemented. Some units will have duplex designs to meet consumer preferences, and with 235 neighborhood living facilities supplied within the complex, it is expected to become a landmark in the area.
A sales official stated, “Forestian is expected to attract significant interest as a niche investment destination because it is close to industrial complexes such as Hyundai Steel, ensuring strong demand, and as a residential lodging facility, it is not counted as a house, allowing buyers to enjoy various non-regulatory benefits.”
Meanwhile, the Forestian sales promotion center is located in Dangjin-si, Chungcheongnam-do, where detailed consultations are available upon visit.
