Management from Design, Construction, Supervision, and Safety to Move-in Completion
[Asia Economy Reporter Jong-il Park] Eunpyeong-gu (District Mayor Kim Mi-kyung) announced that to enhance the diversity, convenience, and safety of buildings, it will avoid uniform architectural structures and create pleasant living conditions for residents through architectural plans featuring elegant exterior materials and creative, diverse floor plans and facade designs.
According to the district, to improve comfortable living spaces and privacy, the following measures are implemented: ▲arranging entrances so that doors of different households do not face each other ▲planning height differences to prevent slippers from getting caught in bathrooms ▲preventing interference between bathroom door opening ranges and sanitary fixtures ▲securing entrances and spaces for maintenance when landscaping terraces ▲selecting landscaping trees for every 16 buildings and reflecting them in new constructions to create distinctive village scenery. These often overlooked aspects during the design process are deeply addressed and incorporated during the architectural committee review to resolve potential inconveniences after occupancy approval.
Additionally, ▲prohibiting mixed forms of flat and sloped roofs when planning attics and banning floor heating and water supply facilities ▲installing rooftop landscaping to prevent unauthorized rooftop extensions are measures to prevent violations of building regulations in advance.
To supervise and guide these design standards, an inspection of supervisors at housing construction sites was conducted from April 5 to April 19 in the first quarter of 2021.
Through quarterly inspections (four times a year), the district oversees construction management status, material quality control, and on-site safety management. Following inspections, corrective actions are taken for pointed issues, and commendations are awarded to sites contributing to quality improvement, laying the foundation for raising the housing quality in Eunpyeong-gu.
On-site safety inspections guide minimizing inconvenience to nearby residents. In response to major accidents such as the fire incidents at the Icheon logistics center and Namyangju officetel construction sites, non-face-to-face online education is being conducted to prevent recurrence of casualties and to promote voluntary safety awareness among construction personnel.
A quality inspection team composed of external architects and experts inspects multi-family housing complexes with over 300 units twice before the occupancy inspection, checking unit finishing materials and electrical and facility installation conditions to enhance residential satisfaction and prevent defect disputes. This system is also currently in operation.
Furthermore, to assist residents facing difficulties with the Building Act or construction administrative procedures, a free architectural consultation office is operated every Wednesday afternoon where architects provide consultations. This service is designed to make it easy for residents to access consultations related to permits for extensions, major repairs, and other matters.
Through such diverse administrative support throughout the entire construction administration process from design to move-in, Eunpyeong-gu plans to proactively prevent inconveniences for residents and provide excellent residential living.
Kim Mi-kyung, Mayor of Eunpyeong-gu, stated, “We will do our best to create a livable Eunpyeong-gu by thoroughly reviewing detailed aspects in advance to prevent inconveniences residents might face after completion, preventing illegal buildings, and encouraging creative architectural designs to improve the urban landscape.”
