Housing Service Era! 'Jib&Sa' Ranks No.1 in Fast and Accurate Defect Repair Requests and Processing Satisfaction, Survey Results Announced for Sogong Housing Residents

Small-scale multi-family housing (hereinafter referred to as ‘Sogong Housing’), which along with apartments accounts for a large portion of residential types in Korea, is relatively undervalued compared to apartments. There are many cases where the practical advantages of Sogong Housing are underestimated or negative prejudices exist even before moving in.


The Jib&Sa Sogong Housing Research Institute conducted a survey from April 8 to 11 targeting 280 residents of Sogong Housing to find out what concerns they had before choosing Sogong Housing and what aspects were more satisfying or dissatisfying than expected after living there.

"I thought parking would be difficult..." The biggest concern before choosing Sogong Housing was the lack of parking spaces and facilities!


According to the survey results, 6 out of 10 residents cited ‘lack of parking spaces and parking facilities (64.1%)’ as their biggest concern before choosing Sogong Housing. ‘Absence of a responsible party for defect repairs’ followed at 51.1%, and ‘construction quality by small and medium-sized construction companies’ also showed a high response rate at 50%.


When comparing in detail, respondents with apartment living experience answered the question about their concerns before choosing Sogong Housing in the order of ‘parking spaces and facilities (62.3%)’, ‘construction quality by small and medium-sized construction companies (54.7%)’, and ‘absence of a responsible party for defect repairs (52.9%)’. Respondents without apartment living experience answered ‘parking spaces and facilities (61.4%)’, ‘absence of a responsible party for defect repairs (43.9%)’, and ‘construction quality by small and medium-sized construction companies (31.6%)’. Both groups identified parking space issues as their biggest concern.


So, what is the most inconvenient aspect after actually living there? Half of the respondents (52.9%) cited ‘parking spaces and facilities’ as the most inconvenient (lacking) aspect. This opinion was consistent regardless of apartment living experience. The second and third places were ‘waste disposal facilities (32.9%)’ and ‘construction quality by small and medium-sized construction companies (22.9%)’. The ‘lack of waste disposal facilities’ ranked second, along with other issues such as ‘difficulty protecting privacy due to dense adjacent buildings’ and ‘noise’, which were not considered before moving in but were cited as inconveniences after living there.


Yoo Tae-kyung, head of the Jib&Sa Sogong Housing Research Institute, said, “Sogong Housing is generally located in small or narrow areas, making it difficult to secure parking lots, and due to low profitability, it is hard for large construction companies to participate. However, it is regrettable that Sogong Housing is relatively undervalued compared to apartments just for these reasons.” He added, “Recently, parking issues have been improved by applying pilotis structures, underground, tower parking lots, and various parking facilities, and combined with the unique advantages of Sogong Housing, actual residential satisfaction is increasing.”

Easy-to-manage homes are preferred... Sogong Housing also enters the service era, with the top resident satisfaction factor being fast and convenient ‘A/S’ (after-service)


Contrary to concerns, when asked what aspects were more satisfying than expected after living in Sogong Housing, ‘defect repair reception and processing (36.1%)’ and ‘construction quality (35.7%)’ ranked first and second respectively. In particular, respondents with apartment living experience cited ‘construction quality (36.3%)’ and ‘defect repair reception and processing (35.0%)’ as satisfying points, while those without apartment living experience answered ‘defect repair reception and processing (40.4%)’, ‘nearby living convenience facilities (36.8%)’, and ‘construction quality (33.3%)’ in order.


Yoo Tae-kyung, head of the Jib&Sa Sogong Housing Research Institute, said, “As quality of life and satisfaction become important factors in housing selection, Sogong Housing equipped with various management services and differentiated convenience facilities is gaining high popularity. Through this survey targeting residents with Sogong Housing experience, we confirmed that thorough aftercare before and after moving in greatly influences residential satisfaction.” He advised, “Despite advantages such as reasonable prices, low maintenance fees, and customer-tailored services, Sogong Housing has a prejudice that management is insufficient due to the absence of management offices unlike apartments, and that defect repair application, reception, and processing are cumbersome. Most are entrusted to agencies, making fast and accurate processing difficult, but if this part improves, Sogong Housing can be upgraded to a safe, defect-free, new-generation customized space.”


Meanwhile, Myung Construction, which operates the small-scale multi-family housing (hereinafter Sogong Housing) brand ‘Jib&Sa’, is responsible for everything from construction to sales in a one-stop manner together with the developer ‘Yuhan D&C’ and brokerage firm ‘Hanga’.
