Game and Content Special Zone Designation... 'Pangyo 2nd Technovalley Pangyo IT Center' Expected to be Supplied in May, Raising Expectations

Seongnam City in Gyeonggi Province has designated the Pangyo area as a game and content special zone. As a result, nearby knowledge industry centers are expected to benefit.


Seongnam, home to Pangyo Techno Valley and other hubs, is the leading center of the domestic game industry with a concentration of game-related companies. There are currently 534 game-related companies operating, employing 15,875 people. Annual sales amount to 4.2576 trillion KRW, accounting for about 30% of the nationwide game industry sales and 70% of Gyeonggi Province's total.


Through the game and content special zone, Seongnam plans to develop game and content industry infrastructure and ecosystems on approximately 1.01 million square meters around Pangyo 1st and 2nd Techno Valleys and KINSTAR Tower. The city will implement four specialized projects including strengthening corporate support programs and promoting industry revitalization. The total project cost is 171.9 billion KRW, and related knowledge industry centers will receive various regulatory relief benefits such as reduced sale prices and rents.


Real estate experts say, “The designation of the game and content special zone by Seongnam City is expected to significantly increase the future value of knowledge industry centers in the Pangyo Techno Valley area.” They added, “Especially for the Pangyo 2nd Techno Valley knowledge industry centers, which are currently under development, companies can enjoy various government-supported benefits and share in the future value, making them even more desirable.”


Amid rising expectations for the Pangyo area, interest is growing in the ‘Pangyo 2nd Techno Valley Pangyo IT Center,’ scheduled for supply in May. This knowledge industry center will be built in Seongnam, Gyeonggi Province, with a total floor area of 38,323 square meters, spanning four basement levels to six above-ground floors. Full-scale supply will begin at the end of May, with contracts planned for June. Already, inquiries are coming in from advanced industry companies as well as startups in nearby areas wishing to move in.


The Pangyo 2nd Techno Valley Pangyo IT Center has secured a prime location at the heart of the Pangyo Techno Valley, designated as a game and content special zone. This ensures excellent industrial connectivity, with prominent companies such as KT, CHA Biotech, and Interpark nearby, along with facilities like I-Square, Gyeonggi Enterprise Growth Center, Pangyo Enterprise Growth Center, Global ICR Convergence Planet, and Global Biz Center. Currently, about 1,300 companies are located in Pangyo Techno Valley, with an estimated 75,000 employees. Once the third phase of Pangyo Techno Valley development is completed, it is expected to become a high-tech industrial cluster housing approximately 2,500 companies and 130,000 employees.


Additionally, as the first and last privately sold knowledge industry center in Pangyo 2nd Techno Valley, it offers less burden compared to public-sale knowledge industry centers, which have stricter move-in and sales conditions.


The Pangyo 2nd Techno Valley Pangyo IT Center offers various optimized floor plans tailored to tenant companies, applying the latest trend designs that allow customized space arrangements according to company characteristics. Facilities such as multipurpose meeting rooms, a fitness center, and a daycare center are planned to support a work-life balance lifestyle. The knowledge industry center will feature a rooftop garden, a central plaza walking path, and is located near Bongbawi Mountain with a high green space ratio, providing a pleasant working environment.


It also boasts excellent transportation conditions. Using the Yongin-Seoul Expressway, Bundang-Naegok Expressway, and Daewang Pangyo Road, it is easy to quickly reach Gangnam area stations such as Yangjae, Suseo, and Jangji. Additionally, the 2nd Gyeongin Expressway and the Metropolitan Area 1st Circular Expressway provide easy access to Gwacheon, Anyang, and Hanam. It takes only 14 minutes from Pangyo Station on the Shinbundang Line to Gangnam Station, and an Ex-hub for wide-area bus transfers at Daewang Pangyo IC is also planned.


The promotional center is located in Seongnam City and is currently accepting letters of intent from visiting customers. Visiting hours are from 10 a.m. to 6 p.m., and visits are possible by reservation via phone.
