Acceleration of Integrated New Office Building Construction in Gangseo-gu, Seoul... Acquisition of Land Worth Approximately 73 Billion Won


[Asia Economy Reporter Jongil Park] Gangseo-gu, Seoul (Mayor Noh Hyun-song) has completed the purchase of the new government office site.


The district announced that on the 30th of last month, it signed a purchase contract with Seoul Housing and Communities Corporation (SH Corporation) for the new government office site worth approximately 73 billion KRW.


The site is located at 745-3 Magok-dong, covering an area of 20,256㎡, where the Gangseo-gu new government office is planned to be built.


This location is within 100 meters of Magok Station, making it a prime station-area site, and is near Gangseo Tax Office and Seoul Southern Immigration Office, making it an optimal location for the government office site.


In particular, through active negotiations, when the Magok Urban Development Project Zone was designated in December 2009, the district secured this site as a public office use site, allowing the purchase contract to be made at a cost lower than the market price.


Additionally, the payment for the site purchase will be made in installments over 10 years, and SH Corporation agreed to reduce the installment interest rate. This arrangement reduces some of the financial and interest burdens on the district and ensures stability in the construction of the government office.


The new government office will be developed as an integrated government building on the purchased land, housing the district office, district council, public health center, and convenience facilities, with completion targeted for 2026.


The district plans to build the new government office not only as an administrative facility but also as an open and cultural building shared with residents, a future-oriented smart building, completing it as a landmark of Gangseo-gu.


Currently, a design competition for the integrated new government office is underway, with participant registration open until May 21.


Mayor Noh Hyun-song of Gangseo-gu said, “With the completion of the land purchase, the government office construction project has gained significant momentum. We will smoothly proceed with the step-by-step plans and procedures to ensure the new government office becomes a new growth engine leading the future development of Gangseo.”


The current Gangseo-gu government office building was completed in 1977 and has long faced safety issues due to aging, with maintenance budgets increasing annually.


Moreover, due to limited space, the main office, annex, seven leased locations, district council, and public health center have been operated separately, causing inconvenience to residents and difficulties in work coordination.


In response, the district has actively promoted the construction of the integrated new government office, completing feasibility verification by the Ministry of the Interior and Safety and investment review by Seoul City last year. The district council’s shared property management plan review has also been completed, finalizing all administrative procedures.
