According to Real Estate 114 on the 22nd, the first-priority subscription closing rate for apartments sold in non-adjustment target areas in the first quarter of this year was 71.9%. Out of 153 housing types, 110 were closed in the first priority, up 11.5 percentage points from the previous quarter (60.4%).
The first-priority subscription competition rate also rose to a national average of 9.2 to 1 compared to the previous quarter. Real Estate 114 explained, "In particular, the subscription competition rate in the metropolitan area (10.9 to 1) increased significantly compared to the previous quarter, due to most of the metropolitan area being designated as regulated areas, increasing the scarcity value of non-adjustment target areas."
Currently, in the metropolitan area, the entire city or county designated as non-adjustment target areas are Gapyeong, Dongducheon, Yeoju, Icheon, Pocheon, Yangpyeong, and Yeoncheon in Gyeonggi Province, and Ongjin and Ganghwa counties in Incheon. Among them, 'Yangpyeong Station Hanla Vivaldi' in Yangpyeong-gun, supplied in the first quarter, recorded a subscription competition rate of 16.3 to 1 for the first complex. 'Gapyeong Xi' in Gapyeong-gun also recorded a competition rate of 11.4 to 1, the highest first-priority subscription competition rate in the area since 2000.
In the second quarter, out of a total of 155,289 households, 41,325 households are planned to be supplied in non-adjustment target areas. The metropolitan area accounts for 4,142 households, and non-metropolitan areas for 37,183 households. In the metropolitan area, 'The Sharp Yangpyeong River Foret' will be supplied in Yangpyeong-gun this month. In May, 'e-Pyeonhansesang Yeoncheon Wellsheim' and 'Jihang Station Centreville Parkview' will be supplied in Yeoncheon-gun and Dongducheon-si, respectively.
In other regions, large apartment complexes such as 'Ulsan Yuldong Hanshin The Hue' (1,082 households) in Buk-gu, Ulsan, 'The Sharp Geoje The Cliffe' (1,288 households) in Geoje-si, Gyeongnam, and 'Pohang I-Park' (1,145 households) in Nam-gu, Pohang, will be available for subscription.
Meanwhile, in non-adjustment target areas, the qualification for first-priority subscription is relaxed, and the application rate of the point system is low. The resale restriction is six months, and re-winning restrictions do not apply. Loans can also be obtained up to 70%.
Yeogyeonghee, senior researcher at Real Estate 114, advised, "However, since regulated areas are being expanded recently, it is necessary to avoid reckless subscriptions without considering location conditions or actual residence."
