Daejeon Station-Junggu Area Designated as 'Urban Convergence Special Zone'
49-Story Landmark to Change Daejeon's Skyline
Recently, local governments have been actively announcing development prospects centered around old downtown areas. This is attractive to both actual users and investors because there is already a high demand for replacement due to many aging houses, and future capital gains from development prospects can also be anticipated.
A representative example is the Incheon Michuhol Town redevelopment, considered the core of the Incheon old downtown urban regeneration project. Currently, around the Incheon Subway Citizen's Park Station, in areas that were redevelopment promotion districts such as Michu 1~8 districts and Juan 1, 4, 10 districts, regional housing association apartment projects are being successfully promoted. With a large number of premium brand apartments being built, the area's image is expected to be transformed. Due to the high proportion of aging houses and a strong image of decline, Michuhol-gu, which had relatively low prices compared to other areas in Incheon, is likely to be re-evaluated as a preferred residential area representing Incheon through redevelopment.
Near Daegu Station, the Taepyeong-ro area in Jung-gu is also expected to form a new residential belt of about 11,000 households, riding the wave of old downtown development. Although it has long served as the economic center of Daegu in terms of transportation, lifestyle, and culture, the Daegu Station and Taepyeong-ro area, which were densely packed with shantytowns, deteriorated houses, and hardware stores, have been gaining attention as a new residential town starting with the 'Daegu Station Central Xi' completed in 2017. Recently, successful sales of 'Hillstate Daegu Station,' 'Hillstate Dowon Central,' and 'Central Daewon Cantavil' have further attracted demand. This is analyzed to be because the location in the city center offers excellent transportation convenience and various lifestyle infrastructure, stimulating the purchasing desire of actual users seeking urban living.
Additionally, Busanjin-gu, where over 80% of apartments are more than 10 years old, is transforming into a large-scale apartment complex. Redevelopment in Seoul’s Cheongnyangni area and development of the deteriorated Gwangcheon-dong area in Seo-gu, Gwangju, are also emerging as new residential towns representing their regions nationwide. This is because there is high expectation that once the surrounding aging houses are reorganized or the deteriorated residential environment is improved, a significantly upgraded quality of life can be provided.
Daejeon has also announced the revival of its old downtown. On March 10, Daejeon City designated Seonhwa-dong in Jung-gu and the Daejeon Station area as a ‘Downtown Convergence Special Zone’ and announced rapid development in the vicinity. The ‘Downtown Convergence Special Zone’ is a project to create a high-density innovation space with excellent complex infrastructure including industry, housing, and cultural facilities, where companies and talents can gather in the city center, similar to the Pangyo 2nd Techno Valley.
The designated ‘Downtown Convergence Special Zone’ covers a total area of 1.24 million square meters and will be developed by specializing into four zones. The Seonhwa area will be the ‘Startup Space Zone,’ the Daejeon Station area the ‘Innovation Diffusion Zone,’ and the central road connecting Seonhwa and Daejeon Station will be the ‘Growth Engine Zone’ to enhance spatial efficiency and link with related institutions.
Along with this, redevelopment projects in Jung-gu are progressing smoothly. In addition to developing a residential complex town of about 10,000 households, the private development project of the Daejeon Station Complex 2 District, which has found its owner after 12 years, is underway. Furthermore, redevelopment projects including Seonhwa and Yongdu promotion districts, Seonhwa 1, Seonhwa 1-A, Seonhwa 2, Eunhaeng 1, and reconstruction projects such as Samsung-dong 1 and Jungchon-dong 1 are planned, transforming the Jung-gu area of Daejeon into a new residential town.
Amid this, the (tentatively named) Daejeon Seonhwa Regional Housing Association Promotion Committee, which will be the pinnacle of the Daejeon old downtown residential complex town, has started recruiting members for ‘Belive Luke One,’ to be implemented by the committee and constructed by Shinsegae Construction.
‘Belive Luke One’ is located in the Jung-gu area of Daejeon and will consist of three buildings ranging from four basement floors to 49 above-ground floors, with 550 apartments of exclusive areas △84㎡ and △115㎡, and 12 officetel units of exclusive area △84㎡.
Situated at the center of the Seonhwa area designated as the Downtown Convergence Special Zone, ‘Belive Luke One’ offers abundant living infrastructure befitting the heart of Daejeon. Seonhwa Elementary School is within walking distance, and prestigious schools representing Daejeon such as Hanbat Middle School, Daeseong High School, Chungnam Girls’ Middle School, Bomun Middle School, and Bomun High School are nearby, creating an excellent academic atmosphere. The transportation network is also excellent. Daejeon Subway Line 1’s Jungangno Station and the BRT (Bus Rapid Transit) stop are close, allowing easy access to Daejeon and nearby areas like Osong. Daejeon Station, where KTX and SRT can be used, is a 10-minute drive away, and Dongseo-daero, which crosses Daejeon, is right in front of the complex, making car use convenient.
Additionally, large marts such as Costco and Homeplus are within a 10-minute drive, and the central market and Jungangno commercial district, the core commercial areas of the old downtown, are nearby. Medical facilities and public offices such as Chungnam National University Hospital, Daejeon St. Mary’s Hospital, Jung-gu Office, and Daejeon Tax Office are adjacent, enhancing living convenience. Residents can enjoy walks along the Daejeoncheon Riverside Park right next to the complex, as well as the pleasant and healthy urban natural environments of Jungchon Citizen’s Park and Namsun Park.
The product competitiveness is also outstanding. As a Shinsegae residential brand, it will apply Belive’s unique identity with a sophisticated exterior and specialized design to enhance residents’ pride. A 49th-floor sky lounge with exclusive elevators offering city views and guest rooms are planned to provide a distinguished lifestyle, along with community facilities such as saunas and fitness centers typically found in luxury apartments or residential complexes.
Moreover, as Daejeon’s first Shinsegae Department Store, the Daejeon Shinsegae Expo Branch (scheduled to open in the second half of 2021), ‘Belive Luke One’ will be a landmark with the tallest height in Daejeon at 178 meters and 49 floors (planned), boasting a ceiling height of 2.6 meters, 30 cm higher than competitors.
