Prestigious School Districts Drive Housing Market Success... 'Suseong Weverse Central' with Excellent Educational Environment

In the housing market, apartments adjacent to prestigious school districts are traditionally known as 'unfailingly popular' complexes. They offer excellent educational environments, making them ideal for raising children, as well as providing a comfortable living experience. This trend is expected to intensify, especially as the real estate market is being reshaped around the 30-40 age group with young children.

Apartments near top school districts not only have well-established educational facilities such as academies but also maintain a pleasant residential environment since various harmful facilities are prohibited under the School Health Act. Moreover, attending the nearby elementary and middle schools is advantageous for entering high schools with strong university admission records, making these apartments highly popular among buyers.

For example, 'Maegyo Station Prugio SK VIEW,' launched in February last year in Suwon, Gyeonggi Province, is located close to prestigious schools such as Suwon Middle and High Schools, and successfully closed its subscription with a high competition rate of 145.7 to 1. Similarly, 'Hillstate Songdo The Sky,' developed by Hyundai Engineering & Construction in Songdo International City, Incheon, home to various prestigious schools including Chadwick International School, attracted 58,021 applicants for 804 units in March last year, recording an average competition rate of 72.17 to 1.

The hot subscription fever has also driven up housing prices sharply. For instance, 'Daechi Dongbu Centreville,' located in Daechi-dong, known as one of Seoul's three major school districts, saw a 146㎡ unit traded for 3.92 billion KRW in early February this year. Compared to the same type sold for 3.19 billion KRW in March last year, this reflects a premium of several hundred million KRW. Likewise, 'Suseong Kolon Haneulchae' in Suseong-gu, known as the Gangnam of Daegu, had a 126㎡ unit traded for 1.51 billion KRW in December last year, rising by over 200 million KRW compared to the previous year.

An industry insider stated, "Apartments located in areas with traditional prestigious school districts are gaining popularity not only in Seoul but also in the metropolitan area and major provincial cities. Furthermore, with the government's recent announcement of measures to resolve high school hierarchy and strengthen general high schools, including plans to convert specialized high schools into general high schools starting in 2025, demand for traditional prestigious school districts is expected to increase even more."

Amid this, 'Suseong Wever Central,' supplied in Suseong-gu, Daegu, is drawing attention.

The complex will be developed in Suseong-gu, Daegu Metropolitan City, with approximately 664 units (planned). It will consist only of small to medium-sized units ranging from 59 to 84㎡, which are highly preferred by actual buyers, in line with the recent trend toward smaller housing. A top-tier brand will be responsible for construction. Moreover, it is an apartment where one can purchase a home without a subscription savings account, provided the eligibility criteria are met, attracting significant interest from buyers.

Various specialized designs will also be applied. Plans include the creation of a waterside garden within the complex for ample relaxation and a children's playground for kids. Additionally, Daegu's first AIoT voice solution will be implemented, enabling convenient management through voice recognition and a mobile application. Convenience features such as car control, elevator calls, smart curtains, and an air purification system equipped with artificial intelligence called Sys Clein, as well as visitor verification and other clean and security systems, can be easily controlled.

Suseong Wever Central is expected to fully enjoy the premium educational environment of Suseong-gu. It is a school district apartment complex that includes Dongil Elementary School and Daegu Dong Middle School right in front, and is also close to Daegu Science High School, Shinmyeong Girls' High School, and Namsan High School. The area is also near Beomeo-dong, where many academies are concentrated, providing excellent educational conditions.

The complex also boasts excellent transportation networks. It is a double subway station apartment located between Daegu Bank Station on Daegu Subway Line 2 and Suseong Market Station on Line 3, allowing residents to conveniently access two subway stations on foot for fast and easy travel to major city areas. Additionally, it offers quick access to major roads crossing downtown Daegu, such as Sincheon-daero, Dalgubeol-daero, Sincheon-dong-ro, and Dongdaegu-ro, providing excellent wide-area accessibility not only to Daegu but also to the Gyeongbuk region.

The presence of various natural spaces is also noteworthy. The complex is near the Sincheon River, allowing residents to enjoy a pleasant natural environment via the Sincheon Riverside Park walking trails. Additionally, large neighborhood parks such as Beomeo Park and Yasigol Park are within a 10-minute drive, and access to Suseong Lake Amusement Park is convenient, enabling an eco-friendly lifestyle throughout all four seasons.

Meanwhile, Suseong Wever Central operates a promotional center in Suseong-gu, Daegu Metropolitan City. To ensure thorough quarantine, a disinfection gate is installed inside the promotional center, and disinfection is conducted twice daily. Entry is allowed only by reservation. Detailed information can be obtained through the main phone line and the website.
