The "Pyeongtaek Hwayang District (Pyeongtaek Port Hwayang New Town) Urban Development Project," emerging as the center of the western region of Pyeongtaek City, is drawing industry attention as it prepares to commence full-scale construction.
Since 2019, the Pyeongtaek Hwayang District Urban Development Project Association has been conducting landscaping transplantation, removal of obstacles, and cultural heritage excavations to prepare for full construction. They announced that once the cultural heritage excavation survey is completed within this month, they will finalize financial institution P/F and plan to begin full-scale construction in May.
The "Pyeongtaek Port Hwayang New Town," located in Hwayang-ri, Hyeondeok-myeon, Pyeongtaek City, covers an area of 2,791,195㎡ (approximately 844,000 pyeong), similar in size to Yeouido, and will accommodate about 20,000 households and a population of 54,084. It is the largest private-led urban development project, attracting significant interest.
Unlike most new town development projects led by public institutions such as LH Corporation or local governments, Pyeongtaek Port Hwayang New Town is privately driven, which has posed some challenges. However, since holding the groundbreaking ceremony at the end of October last year and completing the infrastructure construction contract with Daelim Construction at the end of December, the project has been progressing smoothly.
Currently, it has been confirmed that the Anjung Branch Office of Pyeongtaek City Hall (scheduled to be upgraded to Seogu Office in the future) will relocate to Pyeongtaek Port Hwayang New Town. Additionally, a large general hospital with 350 beds, spanning 22,770㎡ over 10 floors above ground and 4 floors underground, is planned. Furthermore, a total of eight schools?including four elementary schools, two middle schools, and two high schools?and numerous public facilities will be constructed, making Seopyeongtaek a landmark new town representing the southern metropolitan area.
Moreover, within 5 km of the project site are the Asan National Industrial Complex (Wonjeong District, Poseung District), Poseung 2 General Industrial Complex, and Gyeonggi Free Economic Zone (Poseung BIX, Hyeondeok District), which serve as key hubs for advanced logistics functions supporting Pyeongtaek Port. The Anjung living area, located within 2 km, provides access to numerous convenience facilities in the existing urban area.
Several transportation advantages surrounding Pyeongtaek Port Hwayang New Town also enhance its future value. Pyeongtaek City currently boasts a well-established transportation network connecting nationwide routes, including the Gyeongbu Expressway, Seohaean Expressway, Pyeongtaek-Jecheon Expressway, Pyeongtaek-Hwaseong Expressway, national highways running east-west and north-south, the Gyeongbu Line, and National Railroad Line 1. The completion of the SRT Jije Station connection at the end of 2016 has significantly improved access to Seoul and the metropolitan area.
In particular, the Seohae Line double-track railway (89.2 km) Anjung Station is scheduled to open in 2022, and development around Anjung Station is becoming visible. Once the Seohae Line double-track railway Anjung Station opens, it will take only about 40 minutes to reach Yeouido, Seoul’s central business district, further improving transportation conditions.
Furthermore, with many companies planning investments worth tens of trillions of won?including Samsung Electronics semiconductor factories, LG Electronics, and Hyundai Mobis electric vehicle factories?Pyeongtaek is expected to become a central city representing the southern metropolitan area.
The chairman of the Pyeongtaek Hwayang District Urban Development Association stated, “We will do our best in unison with the association members to make Pyeongtaek Port Hwayang New Town a true representative city of the southern metropolitan area, especially Pyeongtaek Port.”
