Construction Valuation Increased 40.8% from 674.7 Billion to 950 Billion Won
Targeting Sales Market with Residential Brand 'The Live'
[Asia Economy Reporter Ryu Tae-min] SGC E-Tech Construction, an OCI affiliate in Korea, is experiencing rapid growth. Over the past 10 years, its construction capacity evaluation amount has jumped 56 ranks, rising to 42nd place (as of 2020), rapidly expanding its scale.
According to the industry on the 14th, SGC E-Tech Construction's construction capacity evaluation amount last year was around 950 billion KRW. This represents a 40.8% increase compared to the previous year (674.7 billion KRW). The sharp increase in the company's evaluation amount is due to simultaneous growth in four categories: construction performance evaluation amount, management evaluation amount, technical capability evaluation amount, and credibility evaluation amount.
As an OCI affiliate, SGC E-Tech Construction has focused on plant projects centered on petroleum chemicals, inorganic chemicals, fine chemicals, semiconductor and LCD electronic materials since the 1960s. OCI owns about 20 affiliates and actively expands its business globally with local factories and branches in the United States, China, Japan, Germany, Vietnam, and other countries.
Recently, SGC E-Tech Construction has been actively targeting the sales market centered on "The Live." A representative example is "Juan Station Michuhol The Live" launched in Dohwa-dong, Michuhol-gu, Incheon. This complex is a residential-commercial mixed-use building with a total of 665 units, including 345 apartments and 320 officetels. It boasts excellent location conditions near Juan Station and Citizen Park Station on Incheon Subway Line 2, and with development benefits such as GTX-B and old downtown regeneration projects, housing demand has been high, resulting in 100% sales completion.
In Cheongna International City, Incheon, the knowledge industry center "Cheongna The Live Tiamo" was also introduced. It is a large-scale knowledge industry center with a total floor area of 108,998㎡ and 715 units. All manufacturing-type factory units within the complex were sold out within one week of the start of sales.
The first knowledge industry center in Doan New Town, Daejeon, "Doan The Live Signature," is also continuing its successful sales performance. It is planned to be constructed with a total floor area of approximately 99,551㎡ from basement level 1 to ground level 16, consisting of 385 factory units (manufacturing and office types), 204 dormitory units, and 192 commercial units. Currently, all units except for commercial facilities have found owners.
SGC E-Tech Construction plans to launch "Guri Station The Live Dwell" in Sutak-dong, Guri-si, Gyeonggi Province this month. This complex will consist of a total of 250 units, including 78 officetels with exclusive areas of 63 and 84㎡, 172 living accommodation units with exclusive areas of 40, 43, and 57㎡, and commercial facilities. It is a double station area near Guri Station, served by the Gyeongui-Jungang Line and the planned extension of Line 8 (scheduled for 2023). Various development benefits such as traditional market modernization projects, Sutak New Town, and Food Tech Valley stand out.
In May, the company plans to launch officetel sales for "Seongnam Sujin Station The Live Style" in Seongnam-dong, Jungwon-gu, Seongnam-si. It will have a total of 311 units in 12 types ranging from 22 to 78㎡. Located right in front of Sujin Station on Line 8, this station-area officetel is expected to attract strong sales demand.
An SGC E-Tech Construction official said, "This year as well, through 'The Live,' we will be able to offer customers differentiated structures and spaces in major regions nationwide," adding, "Rather than focusing solely on performance growth, we will do our best at every site to become a construction company that earns trust and recognition from customers."
