Oh Se-hoon Makes First Real Estate Site Visit... [Asia Economy Reporter Kim Hyemin] Seoul Mayor Oh Se-hoon will make his first on-site visit to real estate on the 13th. He chose an apartment newly built through the 'Garojutaek Maintenance Project,' known as small-scale reconstruction, as his first on-site visit location.


Mayor Oh will visit Raumfore Apartment located in Seongnae-dong, Gangdong-gu at 2 p.m. that day.


Raumfore Apartment was originally a two-building row house with 54 households, ranging from basement level 1 to ground level 3, but it was transformed into a single apartment building with 71 households up to the 7th floor through the Garojutaek Maintenance Project. To solve the chronic parking shortage problem in low-rise residential areas, one parking space per household was secured, and electric vehicle charging facilities were also installed. It was completed at the end of November last year.


The Garojutaek Maintenance Project is a project that improves aging residential areas on a small scale while maintaining the existing street blocks in areas densely populated with old and poor-quality buildings. Unlike large-scale redevelopment or reconstruction, the procedures are simplified, allowing the project to be carried out quickly.


This is part of Mayor Oh’s 'Speed Housing Supply' strategy, one of his five key real estate pledges. Mayor Oh has pledged to introduce 'Moa Housing,' a new maintenance model for low-rise residential areas. It is a small-scale reconstruction project that grants floor area ratio incentives if the site size exceeds a certain scale, allowing small landowners to jointly develop.


At the site, Mayor Oh will receive a progress report on the Garojutaek Maintenance Project and inspect the results. He plans to observe the status of nearby low-rise residential areas from the apartment rooftop and check the installation status of the underground parking lot. A Seoul city official said, "This is the first site related to housing supply," adding, "We plan to explore ways to expand housing through small-scale maintenance projects and actively review policy improvements."
