Application of Premium Residential Brand 'Kyleum'

Sangji Kyleum announced on the 8th that it plans to launch sales of ‘Sangji Kyleum M’ next month in Nonhyeon-dong, Gangnam-gu, Seoul. The complex will consist of 88 residential officetels ranging from 51 to 77㎡ in exclusive area, spanning from three basement floors to 17 floors above ground. It is the first small-sized residential product to apply the premium residential brand ‘Kyleum’.
The Nonhyeon-dong area where ‘Sangji Kyleum M’ will be located is known as a traditional affluent neighborhood in Gangnam. High-priced residential facilities such as Nonhyeon Apfelbaum 1 and 2, Acro Hills Nonhyeon, Nonhyeon La Folium, and Dongbu Centreville are concentrated here, and various living infrastructures are well established. Thanks to these advantages, it is highly preferred among high-income asset holders.
‘Sangji Kyleum M’ is situated in an excellent location even within Gangnam. It is a super-station complex located just a 2-minute walk from Gangnam-gu Office Station, a transfer station for Seoul Subway Line 7 and the Suin-Bundang Line. Leveraging its symbolic location in the heart of Gangnam, it is expected to become a landmark residential facility in the area.
It also boasts a well-connected metropolitan transportation network. Adjacent to Seonjeongneung-ro, it offers easy access throughout Gangnam, and commuting conditions to business hubs such as Gangnam Station and Teheran-ro are excellent via Dosan-daero, Bongeunsa-ro, and Teheran-ro. Using Seongsu Bridge, Dongho Bridge, and Yeongdong Bridge located to the north, travel to the northern part of Seoul is also convenient. The Olympic Expressway is nearby, and access to the Gyeongbu Expressway via Jamwon IC is convenient.
Additional transportation network expansion projects are planned. The Yeongdong-daero Metropolitan Complex Transfer Center, with a width of 63m and a depth of 53m, located between Samsung Station Intersection and COEX Intersection (600m section), is scheduled for completion in 2027. Furthermore, discussions are underway for the undergrounding of the Gyeongbu Expressway section between Hannam IC and Yangjae IC, with plans to develop the upper space into a complex cultural space. Upon completion, traffic congestion in the area is expected to ease.
Living infrastructure is also noteworthy. Major Gangnam commercial districts such as Sinsa-dong Garosu-gil, Apgujeong Rodeo, and Cheongdam-dong Luxury Street are nearby, and large shopping facilities such as COEX, Hyundai Department Store Apgujeong Branch, Galleria Department Store, and Hyundai Department Store Trade Center Branch are easily accessible.
It also holds high future value. In 2017, Gangnam-gu announced the ‘Vision 2030 Global Gangnam Comprehensive Development Plan’ aimed at fostering the MICE industry, Hallyu tourism, culture, medical and R&D, IT, and venture industries. An increase in the value of premium residential facilities due to overseas demand inflow is anticipated. Additionally, the ‘International Exchange Complex District’ development is underway in the 1.99 million㎡ area between COEX and Jamsil Station, focusing on intensive cultivation of MICE industries such as international business, exhibitions, and conventions, and the GBC construction is also being promoted.
‘Sangji Kyleum M’ boasts excellent product competitiveness. It applies customized floor plans for 1-2 person households, creating a luxury residential space differentiated from other high-end residential facilities. To secure openness, ceiling heights of up to 3m are designed, and a two-sided window design (except for some types) allows residents to enjoy the wide-open urban view of Gangnam. Additionally, various specialized designs such as approximately 8m LDK (Living, Dining, Kitchen), 3.5m open terrace-type layouts, and penthouses enhance the sense of space.
Moreover, built-in kitchen furniture from German luxury brands such as ‘Gimetic’ and ‘Reicht’, along with premium domestic and international brand home appliances, are fully installed, and many high-end finishing materials are applied. Features such as a 3m wide island kitchen and specialized storage space design add further value.
Community and residential services also attract attention. In addition to the first-floor lobby space, numerous premium community spaces such as a private lounge exclusively for residents and a medical fitness center will be provided. Furthermore, valet parking services will be offered free of charge for residents and visitors.
Specialized services will also be introduced. In partnership with HDC iControls, a smart home network solution provider, smart door phones with facial recognition and shared entrance systems will be installed, applying a safe and security-optimized contactless system. Various IoT services such as visitor information inquiry, smartphone video calls, elevator calls, and visitor vehicle registration services will be provided. Sangji Kyleum plans to collaborate with HDC iControls to introduce various AI-based smart home network systems in future constructions of the premium residential brand ‘Kyleum’.
A sales official stated, “As the government has recently announced a series of strong real estate measures targeting the housing market, the demand concentration phenomenon for ‘smart single properties’ is intensifying,” adding, “‘Sangji Kyleum M’ is a small officetel applying the country’s top villa brand ‘Kyleum’ and is composed solely of residential spaces without commercial units, so it will establish itself as a residential space that is a step ahead compared to other previously supplied residential facilities.”
