3200-Unit Large Complex 'Hanyang Sujain Eco City' for Sale in Cheonan, Chungnam

[Asia Economy Reporter Onyu Lim] A large-scale mini new town complex with 3,200 households will be built in Cheonan, Chungnam.

Hanyang announced on the 5th that it will begin pre-selling ‘Hanyang Sujain Eco City,’ located at 772 Boseong-ri, Pungse-myeon, Dongnam-gu, Cheonan, later this month.

This complex consists of 30 buildings ranging from 2 basement floors to 29 above-ground floors, with units sized between 59 and 84㎡ (exclusive area). It boasts numerous nearby industrial complexes, a pleasant natural environment, and excellent transportation networks, providing a self-sufficient environment as well as outstanding proximity to workplaces and residential conditions.

Hanyang Sujain Eco City is attracting attention because of its well-established business infrastructure nearby. In addition to the completed Pungse Industrial Complex, Samsung Display’s Cheonan and Asan plants, LG Household & Health Care Future General Industrial Complex, Pungse 2 General Industrial Complex, and the 6th General Industrial Complex are being developed, increasing abundant job opportunities and various business facilities, thereby enhancing future value.

In particular, Samsung Electronics plans to invest 13 trillion won by 2025 to establish the world’s first ‘Quantum Dot (QD) Display’ mass production line, Q1 line, at Samsung Display’s Cheonan and Asan plants. The expected indirect employment effect is estimated at around 80,000 people over five years, increasing the demand for residential complexes in the surrounding areas.

This complex is also considered a prime beneficiary of the ‘Cheonan-Asan Small Giant R&D Special Zone’ designated by the Ministry of Science and ICT in July last year. The ‘Cheonan-Asan Small Giant R&D Special Zone’ covers 1.08㎢, including Buldang-dong in Cheonan, Tangjeong-myeon in Asan, and part of the Pungse General Industrial Complex in Cheonan. It receives administrative and financial support from the government, such as technology commercialization funds, infrastructure support, tax benefits, and regulatory exemptions. By 2025, 124 billion won will be invested in this zone, expected to generate employment for 1,155 people and an economic effect of 157.8 billion won in production inducement.

The complex also offers excellent transportation and educational environments. Cheonan-Asan Station, accessible via KTX, SRT, and Seoul Metropolitan Subway Line 1, is located nearby. It also has outstanding accessibility to the Gyeongbu Expressway, Nonsan-Cheonan Expressway, Cheonan-Pyeongtaek Expressway (scheduled for 2023), National Route 43 (Sejong-ro), as well as Pyeongtaek Port and Cheongju Airport.

Educational facilities include Pungse Elementary School, Yongjeong Elementary School, Gwangpung Middle School, and nearby Dankook University and Hoseo University Asan campuses, providing a one-stop educational infrastructure. The natural environment is also a highlight. Hanyang Sujain Eco City is a representative forest-area complex located near Cheonan’s famous ‘Taehaksan Natural Recreation Forest,’ as well as Taehwasan, Baljanggol Mountain, and Cheongryongsan, and is adjacent to Pungsecheon Stream with ecological spaces and walking trails, offering an ideal location surrounded by mountains and water.

A sales official stated, "Pangyo New Town is considered the most successful new town because it established a self-sufficient city foundation based not only on its role as a residential area but also on its many jobs in the Technovalley, various business facilities, and convenient transportation networks," adding, "Hanyang Sujain Eco City is also expected to become the best residential area in Cheonan as it equally combines industrial complexes, transportation, and housing, just like Pangyo."
