Each region has apartment complexes known as flagship apartments. Despite having similar locations, these complexes tend to have higher market prices than nearby apartments, resulting in strong demand.
Although various factors influence apartment prices, such as transportation, commercial areas, and education infrastructure, when living amenities are similar, the higher market price of a complex is often attributed to the apartment brand. This trend is common regardless of whether the area is in the metropolitan region or non-metropolitan regions.
In particular, such cases can be found in Ulsan Metropolitan City, which showed subscription competition rates comparable to Seoul last year, such as ‘Munsuro Daegongwon Eilinui Tteul’ (309 to 1). In fact, in Ulsan Metropolitan City, the gap between branded apartments and non-branded apartments has been steadily widening.
According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, a unit with a floor area of 84㎡ (12th floor) in ‘Yugok e-Pyeonhansesang’ in Jung-gu, Ulsan Metropolitan City, was traded for 615 million KRW in December last year. This is about 200 million KRW higher than the 323 million KRW transaction price in February this year for an 84㎡ unit (10th floor) in the adjacent ‘Seongyeong 1st’ complex.
Especially, according to Naver Real Estate, listings for 84㎡ units in ‘Yugok e-Pyeonhansesang’ have appeared at prices close to 700 million KRW, specifically 680 million KRW, further widening the price gap.
A real estate expert said, “In the same local living area in non-metropolitan regions, price differences between complexes often arise from brand preference,” adding, “Complexes with high brand preference tend to see prices rise first during uptrends and lead the market, resulting in relatively larger price increases.”
As the preference for branded apartments is increasing nationwide, attention is focused on Ulsan Metropolitan City, where this effect is becoming more pronounced, with a new branded apartment scheduled for supply in March. Daelim Construction plans to launch ‘e-Pyeonhansesang Ulsan Station Urban Square’ in March.
Located in the Ulsan Metropolitan City Ulju-gun area, ‘e-Pyeonhansesang Ulsan Station Urban Square’ consists of 10 buildings ranging from 2 basement floors to 25 above-ground floors, with a total of 934 units of 59, 74, and 84㎡ floor areas. Among these, 121 units will be offered to the general public. The total number of units by size is △59㎡ 313 units, △74㎡ 254 units, and △84㎡ 367 units.
‘e-Pyeonhansesang Ulsan Station Urban Square’ is the second e-Pyeonhansesang branded apartment in Ulju-gun, Ulsan, following the successful 2015 launch of ‘e-Pyeonhansesang Ulsan Onyang,’ and is expected to command a high premium.
Last year, e-Pyeonhansesang announced a renewed brand identity (BI) with the new slogan ‘For Excellent Life,’ which means providing the best living space. Accordingly, ‘e-Pyeonhansesang Ulsan Station Urban Square’ will apply the renewed brand philosophy and identity of e-Pyeonhansesang, transforming into a complex of a higher standard.
Additionally, e-Pyeonhansesang boasts a brilliant record of awards, including being selected as the most trusted brand by consumers (9 times in total), winning the National Brand Award and Star Brand Award for three consecutive years, and receiving the Korea Brand of the Year Award for six consecutive years.
Moreover, ‘e-Pyeonhansesang Ulsan Station Urban Square’ has an excellent location. It is within walking distance of KTX Ulsan Station. From KTX Ulsan Station, it takes about one hour to KTX Daejeon Station and about two hours to KTX Seoul Station. By car, residents can quickly access outer areas via Seoul-san IC, Gyeongbu Expressway, and Hamyang-Ulsan Expressway.
The residential environment is also pleasant. The complex is located along the Taehwa River, offering river views. Nearby, the Eonyang Cultural Park is planned to be developed. The educational environment is favorable, with Eonyang High School and Ulju Library located in front and behind the complex.
