Godeok Gangil Jeil Punggyeongchae and Jayang Haneulchae Ber Catch Attention
Amid the heated apartment subscription fever centered on the metropolitan area since the beginning of the year, the first subscription application of the year will be held in Seoul this week.
According to Real Today, a real estate research company, in the first week of March, subscription applications will be accepted for a total of 5,041 households (including officetels, rental, and terrace houses, excluding urban lifestyle housing and happy housing) across 11 locations nationwide.
Kolon Global will conduct the first-priority local subscription application on the 3rd for 'Jayang Haneulchae Ver' located at 658-14 Jayang-dong, Gwangjin-gu, Seoul.
The complex consists of 2 buildings, from basement level 2 to ground level 19, with a total of 165 households ranging from 46 to 59㎡ in exclusive area. Among them, 51 households with an exclusive area of 49㎡ will be sold to the general public. Within walking distance are Seongja Elementary School, Seongdong Elementary School, Gwangyang Middle School, and Gwangyang High School. It is close to Guui Station and Gangbyeon Station on Seoul Subway Line 2, as well as Dong Seoul Bus Terminal. Access to Gangbyeonbuk-ro and Jamsil Bridge is convenient via Jayang-ro.
The average sale price per 3.3㎡ is set at 25.8 million KRW, with the general sale price for the 46㎡ units ranging from approximately 480.4 million to 517.2 million KRW depending on floor, building, and orientation.
On the 4th, Jeil Construction will hold the first-priority subscription application for 'Godeok Gangil Jeil Punggyeongchae' located at 136 Godeok-dong, Gangdong-gu, Seoul.
The complex consists of 6 buildings, from basement level 2 to ground level 27, with a total of 780 households ranging from 84 to 101㎡ in exclusive area. Sangil-dong Station on Subway Line 5 is within walking distance, and the Metropolitan Area 1st Ring Road and Olympic-daero are nearby. A large-scale park is planned right next to the complex, and there are green infrastructures such as Godeokcheon Stream, Godeoksan Mountain, and Godeok Waterfront Ecological Park in the vicinity.
The average sale price per 3.3㎡ is set at 24.3 million KRW. The 84㎡ units are priced between approximately 814.7 million and 899.9 million KRW, and the 101㎡ units range from about 956.4 million to 1.0866 billion KRW.
This is 2 million KRW more expensive per 3.3㎡ than the average sale price (22.3 million KRW) of 'Hillstate Lishuvil Gangil,' the last apartment sold in Seoul in December last year. However, compared to the surrounding apartment market prices, the sale price is several hundred million KRW lower, so it is expected to attract many applicants.
In Gyeonggi Province, a total of 1,602 households ranging from 59 to 98㎡ in exclusive area are about to be sold in the 'Yangpyeong Station Hanla Vivaldi' 1st and 2nd complexes in Yangpyeong-eup, Yangpyeong-gun.
As the largest apartment complex in Yangpyeong, and since Yangpyeong was excluded from the government's expanded metropolitan area subscription right resale ban announced last year, it is expected to attract interest not only from actual buyers but also from investors.
Six model houses are scheduled to open. 'Daejeon Hanshin The Hue Reserve,' the first sale in Daejeon, and 'Samcheok Central Doosan We've,' which boasts a sea view, will open model houses and start full-scale sales.
Meanwhile, according to Real Estate 114, the average subscription competition rate nationwide in January was 17 to 1. In particular, the average subscription rate for apartments in the metropolitan area was 29.7 to 1, about 6.8 times higher than that of local areas (4.4 to 1). This is based on the average subscription competition rate for 9,740 households (general sale units) in 29 complexes that received subscriptions nationwide.
