‘GL Metrocity Hyangdong’ Drive-in Knowledge Industry Center Gains Attention from Companies for Its Prime Location Next to Seoul

‘GL Metrocity Hyangdong’ Drive-in Knowledge Industry Center Gains Attention from Companies for Its Prime Location Next to Seoul

GL (developer) is attracting attention by announcing the March sale of the ultra-large drive-in knowledge industry center, GL Metrocity Hyangdong, in Goyang-si, Gyeonggi-do.


GL Metrocity Hyangdong will be built in Goyang-si, adjacent to Seoul, with 4 basement floors to 14 above-ground floors, covering a total floor area of approximately 194,507㎡, making it the largest in the northwest metropolitan area. The building will be constructed by Hanwha Construction, the leader in PC construction methods, and will consist of a total of 531 knowledge industry center units and 60 section offices.


The area around Goyang-si, where GL Metrocity Hyangdong is located, is adjacent to Seoul and is called the so-called Seoul-adjacent zone. It is located next to Sangam-dong, Mapo-gu, home to the Digital Media City (DMC), the center of Korea’s broadcasting and cultural content, and Galhyeon-dong, Eunpyeong-gu, allowing access to the well-established infrastructure of northwest Seoul.


In particular, the complex is attracting attention due to its rich transportation network around the site, which enhances industrial connectivity with business districts throughout the metropolitan area. First, it is close to Gangbyeonbuk-ro, Jayu-ro, and the 2nd Jayu-ro, making it easy to connect to major business districts in Seoul such as Sangam DMC, Gongdeok-Yeouido business district, and Magok district. Moreover, being near the Seoul-Munsan Expressway, Incheon Airport Expressway, and Gimpo Airport, it is positioned as a core logistics hub for Gyeonggi, Incheon, and Seoul, where the logistics-specialized design of GL Metrocity Hyangdong is expected to shine.


Furthermore, large-scale transportation development projects are underway in the area, which will further expand the metropolitan transportation network. The development of Hyangdong Station on the Goyang Line, which connects to the Seoul Western Line, has been confirmed, and the GTX-A line’s Changneung Station (planned) nearby began construction last year, promising a well-connected transportation network.


Additionally, the Hyangdong district, where GL Metrocity Hyangdong is located, has high future value. Changneung New Town, twice the size of Pangyo New Town, is planned to be developed as a station-area self-sufficient city in Changneung-dong adjacent to Hyangdong district. Also, the Susaek Station area nearby is slated for large-scale development over approximately 220,000㎡, including office spaces, commercial facilities, and cultural tourism facilities, aiming to become the Coex of northern Seoul, which is expected to bring premium value.


GL Metrocity Hyangdong also has rarity, attracting attention from companies and investors. This is because it is supplied as a rare drive-in knowledge industry center within the metropolitan area. Due to Seoul’s policy to reduce semi-industrial zones, the proportion of drive-in knowledge industry centers in Seoul is about 1.9%. In fact, there are no drive-in knowledge industry centers in Yeongdeungpo, Gangseo, and Dasan areas of Gyeonggi-do, and interest from distribution and logistics companies in Seoul and northwest Gyeonggi continues, according to sales officials.


In particular, the drive-in system of GL Metrocity Hyangdong is the largest double-Z drive-in system in Korea, with a total of four parking ramps on one floor?two each for ascending and descending traffic. To facilitate smooth vehicle entry and exit, the effective width of the ramps is designed to be 3.8m, allowing 2.5-ton vehicles to enter and exit efficiently. A garage house concept door-to-door system is introduced for each unit, enabling logistics loading and unloading directly at the unit. GL Metrocity Hyangdong is constructed as the largest knowledge industry center in the northwest metropolitan area and is designed with a floor height of over 6m, allowing hoist installation.


Meanwhile, the 13th and 14th floors of GL Metrocity Hyangdong will be developed as section offices that maximize space efficiency by using only the necessary area. The entire building is constructed with terraces on all four sides, making all types terrace offices, and the high ceiling height maximizes comfort. Additionally, a dedicated parking lot and exclusive elevator for section offices are designed on the 3rd basement floor, providing nonstop connection from the 3rd basement floor to the section offices, considering employee convenience.


A sales official said, “GL Metrocity Hyangdong is located in the Seoul-adjacent zone near northwest Seoul, with excellent connectivity to major industrial complexes in Seoul, and is designed as the largest double-Z drive-in knowledge industry center in the northwest metropolitan area, attracting attention from companies.” He added, “In particular, it has good accessibility not only to major industrial complexes in the metropolitan area but also to Incheon Airport and Gimpo Airport, and with manufacturing and logistics specialized design applied, inquiries from companies operating both manufacturing and distribution continue.”


GL Metrocity Hyangdong is scheduled for occupancy in the first half of 2023, and its model house is located in Goyang-si, Gyeonggi-do.
