Despite successive government regulations, the nationwide real estate fever shows no signs of cooling down. Even after areas were designated as regulated zones, house prices continue to rise, and transactions occur at high prices. This is interpreted as a result of strong expectations that house prices will keep rising amid a supply shortage and a jeonse (long-term lease) crisis.
At the end of last year, the government added more areas to the list of regulated zones, resulting in nearly half of the country being designated as regulated areas. In December last year, the Ministry of Land, Infrastructure and Transport held a Residential Policy Deliberation Committee meeting and newly designated 36 areas nationwide as adjusted target areas, followed by designating Uichang, Changwon as a speculative overheating district. As a result, 49 areas are now classified as speculative overheating districts, and 111 areas?nearly half of the 226 cities, counties, and districts nationwide?are designated as adjusted target areas.
According to data from the Korea Real Estate Board, the nationwide weekly apartment sale price index rose by 0.29 percentage points in the third week of January (25th), maintaining the same upward trend as the previous week. Among these, Gyeonggi-do, where most areas are designated as regulated zones, also saw a 0.46 percentage point increase, up 0.04 percentage points from 0.42 percentage points the previous month.
Meanwhile, a large-scale new complex in Yongin, Gyeonggi-do is attracting attention as it prepares for subscription. Hyundai Engineering & Construction will conduct the first priority subscription for ‘Hillstate Yongin Dunjeon Station’ on Tuesday, the 23rd, in Yongin-si, Gyeonggi-do. This complex consists of 13 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 1,721 units of exclusive area ranging from 59 to 84 square meters.
Hillstate Yongin Dunjeon Station is within walking distance of Dunjeon Station and Bopyeong Station on the Everline light rail. Through this line, it takes about 20 minutes to reach Giheung Station, a transfer station for the Suin-Bundang subway line, from where residents can transfer to reach Seoul Gangnam, Bundang in Gyeonggi, Suwon, and other areas. Additionally, the proximity of a wide-area bus stop enhances accessibility to Seoul via public transportation.
Access to the Yeongdong Expressway via Yongin IC is convenient, and with planned roads such as the Seoul-Sejong Expressway, the Second Capital Region Circular Expressway, and National Road No. 57 (Yongin-Pogok), transportation to surrounding areas is expected to become easier once these roads open.
In Cheoin-gu, where the complex is located, the ‘Yongin Semiconductor Cluster’ is being developed, with SK Hynix and more than 50 domestic and international semiconductor companies scheduled to move in, which is expected to create direct and indirect job opportunities. Furthermore, Yongin City hosts the Yongin Technovalley, the planned Second Yongin Technovalley General Industrial Complex, and the planned Yongin International Logistics 4.0 Logistics Complex, providing a location with excellent proximity between residence and workplace.
All units feature master bedroom dressing rooms, boasting ample storage space. For about 1,000 units including exclusive areas of 59㎡A, 59㎡B, 75㎡A, and 84㎡A, a 4Bay slab-type structure is designed to ensure cross ventilation and natural lighting. The 75㎡ and 84㎡ types (excluding some types) include pantries and entrance storage cabinets to enhance storage capacity.
The subscription schedule for Hillstate Yongin Dunjeon Station starts with special supply on Monday, February 22, followed by first priority subscription for local residents on Tuesday, the 23rd, first priority subscription for others on Wednesday, the 24th, and second priority subscription on Thursday, the 25th. The announcement of successful applicants will be on Thursday, March 4. The official contract period will be held for seven days from Monday, March 15 to Sunday, March 21.
