Recently, transportation development benefits have been continuing around the Seoul Digital Industrial Complex, located in the southwestern part of Seoul. With the opening of the Gangnam Circular Urban Expressway on the 19th of last month, investors' attention is focusing on the beneficiary areas of this development. The Gangnam Circular Urban Expressway is a road connecting the southern part of Seoul from Doksan-dong in Geumcheon-gu to Guryong Tunnel Intersection in Gangnam-gu, running east-west. It is expected to significantly alleviate traffic congestion in the southwestern Seoul area and facilitate smoother access to the Gangnam area.

In February 2021, the Western Arterial Road, which was nearing completion, was expected to be newly completed, but this schedule seems to be delayed. The industry anticipates that the project will be completed and opened within the year. This project involves constructing a two-way, four-lane underground road over a 10.33 km section connecting the southern end of Seongsan Bridge in Yangpyeong-dong, Yeongdeungpo-gu, Seoul, and Geumcheon IC in Geumcheon-gu. Construction began in 2016.

In 2024, the metropolitan railway Sinansan Line is scheduled to open. The Sinansan Line is a route connecting Ansan, Siheung, and Gwangmyeong in the southwestern Gyeonggi Province to the Seoul Digital Industrial Complex, Yeongdeungpo, and Yeouido. Construction started in September last year. Once opened, the Sinansan Line is expected to improve accessibility between the Seoul Digital Industrial Complex, southwestern Gyeonggi Province, and central Seoul.

Transportation development is actively progressing in the southwestern Seoul area, with the Seoul Digital Industrial Complex identified as a key beneficiary of these developments. Recently, the supply of knowledge industry centers has increased here, leading to a booming sales market.

A representative complex is ‘Gasan Urban Walk.’ It is developed by DS Networks, a leading domestic developer, and constructed by Daewoo Engineering & Construction. Located in Geumcheon-gu, Seoul, it benefits from development projects such as the Western Arterial Road underground construction and the Sinansan Line.

‘Gasan Urban Walk’ consists of two knowledge industry center buildings, ranging from five basement floors to 20 above-ground floors. Building I has 503 office units with a total floor area of 91,713㎡, and Building II has 340 units with a total floor area of 61,611㎡. Additionally, 113 neighborhood living facilities and 146 office support facilities are also completed together.

Moreover, ‘Gasan Urban Walk,’ designed with a twin-tower concept including a central plaza, includes seminar rooms, conference rooms, and shared warehouses for the convenience of employees. Facilities such as a fitness center, shower rooms, and locker rooms are provided to support workers' physical health, and the central plaza offers a resting area, creating a pleasant working environment.

Another advantage of ‘Gasan Urban Walk’ is that it is the last complex being developed in the station area of Gasan Digital Complex Station. In the Seoul Digital Industrial Complex 3rd district, where this project is located, development of complexes including knowledge industry centers is nearing completion, making it difficult to find new sale units.

In this situation, as a new complex being sold in the station area adjacent to Gasan Digital Complex Station, it is attracting attention not only from investors but also from companies considering relocation, and interest is expected to grow further.
