Hyundai Engineering has raised expectations by filling all housing units in the subscription for the residential complex "Hillstate Gamsam Central" apartment, unveiled in Dalseo-gu, Daegu Metropolitan City. The location near Jukjeon Station and Yongsan Station, which are highly preferred residential areas in the emerging residential town of western Daegu, along with the brand power of "Hillstate," are analyzed as factors that attracted the interest of demanders.
According to the Korea Real Estate Board's subscription homepage, Hillstate Gamsam Central, which received first-priority subscription applications from the relevant area on the 12th (Tuesday), recorded an average competition rate of 15.67 to 1 with 4,639 applications for a total of 296 households (excluding special supply), filling all housing units. The highest competition rate was for the exclusive area 84㎡A, with 2,467 applications for 41 households (excluding special supply), recording an average competition rate of 60.17 to 1.
Hillstate Gamsam Central consists of two apartment buildings from basement level 5 to a maximum of 45 floors above ground, with 393 households ranging from 84 to 175㎡ in exclusive area, one officetel building with 119 units of 84㎡ exclusive area, and a commercial facility within the complex called "Hills Avenue Gamsam Central." The commercial facility will be located on the 1st and 2nd floors above ground, with 37 units on the 1st floor and 49 units on the 2nd floor, totaling 86 units.
Looking at the exclusive area by type, the apartments consist of 9 types: 84㎡A with 80 households, 84㎡B with 39 households, 84㎡C with 76 households, 108㎡A with 117 households, 108㎡B with 39 households, 108㎡C with 39 households, and penthouses of 145㎡ with 1 household, 175㎡A with 1 household, and 175㎡B with 1 household.
Hillstate Gamsam Central is located in a station area accessible on foot to Jukjeon Station and Yongsan Station on Daegu Metro Line 2, allowing movement throughout Daegu via this line. Additionally, it is adjacent to Dalgubeol-daero and Waryong-ro, providing easy access to Seongseo IC and Namdaegu IC, and access to the KTX Seodaegu Station, scheduled to open next year, is also possible.
Within a 1km radius of the complex, there are marts such as E-Mart (Gamsam branch) and Hanaro Mart (Seongseo branch), and CGV (Daegu Jukjeon branch) is scheduled to open in June this year, allowing access to shopping and cultural facilities. Furthermore, Daegu Medical Center is nearby, providing access to medical facilities.
Daegu Jangdong Elementary School is within walking distance for commuting, and Kyungam Middle School and Wonhwa Girls' High School are close by, covering elementary, middle, and high schools. Nearby parks such as Janggi Park, Duryu Park, and Haksan Park offer a pleasant residential environment. Facilities such as walking trails, ponds, and a municipal library within the parks are available for leisure activities.
Hillstate Gamsam Central is near the Seodaegu High-Speed Rail Station, which is currently under construction and aims to open this year. The Seodaegu High-Speed Rail Station will serve high-speed trains (KTX and SRT) and Daegu metropolitan area railways, and a complex transfer center and airport terminal will be developed around the station, improving the surrounding environment.
Also, about 1.5km in a straight line from the complex, the new Daegu Metropolitan City Hall building is under development. Daegu City plans to start construction in 2022 after design competitions and detailed design this year, with completion scheduled for 2025.
All units provide storage space with master bedroom dressing rooms and entrance storage. Community facilities include a fitness center, GX room, multipurpose room, and book cafe.
The announcement of the Hillstate Gamsam Central apartment winners will be held on the 20th (Wednesday), and the official contract period will be held for three days from February 1st (Monday) to 3rd (Wednesday).
The model house is located in Dalseo-gu, Daegu Metropolitan City, and currently operates only a cyber model house due to the impact of COVID-19. Move-in is scheduled for June 2024.
