[Asia Economy Reporter Donghyun Choi] GS Engineering & Construction announced on the 18th that it will supply more than 28,000 units of Xi apartments nationwide this year, starting with Songdo Xi Crystal Ocean.
GS Engineering & Construction has supplied an average of over 20,000 housing units annually for six years from 2015 to 2020. Looking at this year’s supply plan by region, about 17,600 units (61%)?more than half of the total volume?are concentrated in Seoul and the metropolitan area. Among these, Seoul accounts for about 4,600 units (16%). The remaining 11,000 units (39%) will be supplied to local areas such as Daegu, Busan, and Gwangju.
By project type, approximately 14,200 units, or about 50% of the total, will be supplied through urban renewal projects such as reconstruction and redevelopment, while outsourced projects will account for 10,600 units, or 37% of the total.
Among these, notable complexes in the first half of the year include Songdo Xi Crystal Ocean, Pyeongtaek Jije Station Xi, and Bongdam Xi La Fine. Songdo Xi Crystal Ocean, located in A10BL of Landmark City District in Songdo International City, will consist of 9 buildings ranging from 1 basement floor to a maximum of 42 floors above ground, with units sized between 84 and 205 square meters (exclusive area), totaling 1,503 households. It will be an eco-friendly resort-style complex with sea views available from all unit types (except some lower floors). The community facility “Club Xi’an,” introduced by GS Engineering & Construction, will be implemented within the complex. Additionally, landscaping facilities four times the size of a soccer field will be provided, and the complex will be directly connected to Landmark City’s first waterfront park (planned), a 4.2 km coastal promenade boasting the largest scale in Songdo.
Pyeongtaek Jije Station Xi, located in Yeongsin Urban Development District in Pyeongtaek, Gyeonggi Province, will consist of 10 buildings ranging from 2 basement floors to 27 floors above ground, with units sized between 59 and 113 square meters, totaling 1,052 households. It boasts excellent transportation access with Pyeongtaek Jije Station, a transfer station for the Suseo High-Speed Railway (SRT) and Line 1, within walking distance. Furthermore, it is situated near large-scale industrial complexes such as Jinwi 2 General Industrial Complex, where Samsung Electronics Pyeongtaek Campus is scheduled to move in, and LG Digital Park General Industrial Complex, providing abundant demand from the surrounding area.
Bongdam Xi La Fine is scheduled to be sold in Block A-3 of Donghwa District, Bongdam-eup, Hwaseong, Gyeonggi Province. Bongdam Xi La Fine will consist of 8 apartment buildings with a maximum of 25 floors above ground, units sized between 59 and 109 square meters, totaling 750 households. It will be located at the center of a metropolitan residential belt of new towns totaling about 37,000 households, combining the Hyohang District and Wow District. In addition to outsourced projects such as Daegu Station Xi The Star in Chilseong-dong, Buk-gu, Daegu, Xi apartments will also be supplied through major urban renewal projects nationwide, including Suwon Jangan 111-1 District, Cheongju Bongmyeong 1 District, and Daegu Daemyeong 3 District.
A GS Engineering & Construction official said, “Despite the complex market situation, we plan to supply Xi apartments that meet customers’ expectations based on GS Engineering & Construction’s differentiated competitiveness built up over the years,” adding, “We will present Xi’s unique special products that correspond to the best brand apartments, having ranked first in major brand preference surveys for four consecutive years.”
