This is because the location, product quality, and demand have already been verified through the success of previously sold apartments, and the commercial spaces within the complexes hold a fixed demand from residents due to ultra-low interest rates, making them a stable investment option.


In fact, the ‘Hills Avenue Bukwirye’ commercial facility, sold in September last year in Wirye New Town, Gyeonggi Province, was fully sold out in a short period, drawing attention. This apartment also completed sales with popularity, recording an average first-priority subscription competition rate of 6.71 to 1 at the time of sale in 2017.


Unlike general neighborhood commercial spaces, commercial spaces within apartment complexes can secure fixed residents as customers and have essential businesses such as convenience stores, laundries, and academies predetermined, ensuring steady rental demand. Additionally, the fact that investment profitability and business feasibility have been verified through residential facility sales is another reason why investors are flocking.


An industry insider said, “Commercial spaces within fully sold apartment complexes have fixed demand within the complex, allowing investors to secure profits as soon as the stores open, making the investment relatively stable. Tenant preference is also high, minimizing vacancy risk, which makes it a highly popular and reliable investment option in the era of ultra-low interest rates.”

Meanwhile, the commercial spaces within ‘Cheonan Prugio Lakeside,’ which closed first-priority subscriptions last August with an average competition rate of 146.95 to 1, are drawing attention as they are about to be sold. Cheonan Prugio Lakeside is located in Cheonan City, Chungnam Province, and is a large complex consisting of 8 buildings from basement level 2 to ground level 38, with a total of 1,023 households of exclusive areas of 74 and 84 square meters. Move-in is scheduled for May 2023. The commercial spaces within the complex will be supplied on the first floor of one building, consisting of 12 units.


The commercial spaces within Cheonan Prugio Lakeside have a fixed demand of 2,090 households, including exclusive demand from 1,023 apartment households and indirect demand from 1,067 households in the nearby Lake Town Phase 3. Also, since the complex is located in Seongseong District, which has excellent living conditions with systematically established residential, park, school, and commercial infrastructure, it is expected to secure abundant secondary demand from residents of Cheonan City Xi, Cheonan Lake Town Phases 1 and 2, who have already moved in.


The surrounding infrastructure that can accelerate the activation of the commercial district is also favorable. The commercial spaces within the complex allow easy movement within the area via Beonyeong-ro and Samsung-daero. The complex is adjacent to Seongseong Elementary School and kindergarten, elementary, and middle school sites within walking distance, so student demand can be expected.
