[Asia Economy Reporter Yuri Kim] A total of 176 units of 'Gonghang-dong Station Area Youth Housing' will be built near Songjeong Station on Seoul Subway Line 5. There will be 39 public rental units and 137 private rental units. Construction is scheduled to begin in March, with residents expected to move in during the first half of 2023.
On the 14th, Seoul City announced that it designated the area of 11-21 Gonghang-dong, Gangseo-gu, as a station area youth housing supply promotion district and approved the urban management plan, officially notifying the decision on the same day. The plan is to start construction in March and complete and move in by January 2023. The recruitment announcement for residents is planned for August 2022.
The existing 27-year-old aging building will be demolished and replaced with a residential complex building with a total floor area of 11,570.39㎡, consisting of three basement floors and 12 above-ground floors. Built-in appliances and furniture will be installed free of charge, and facilities such as a book cafe and coin laundry will be created to consider the lifestyle and quality of life of young residents. Basement floors 2 to 3 will be parking lots, basement floor 1 to ground floor 1 will be neighborhood living facilities, the 2nd floor will be resident facilities and a rooftop relaxation garden, and floors 3 to 12 will be youth housing.
The interior of the housing is designed to minimize the economic burden on young residents and maximize storage space by providing various essential appliances free of charge with built-in features and adopting excellent floor plans. On the 2nd floor, a book cafe and coin laundry will be installed to meet the needs of young residents. Resident facilities are planned on the 2nd floor. The rooftop floor will be developed as a rooftop garden for young residents to relax. The building layout was planned considering the locational and scenic characteristics of Songjeong Station. The lower floors are planned as transparent and open street-facing commercial facilities with glass fronts. The upper floors are designed in a segmented plan to ensure a three-dimensional and stable form, considering natural lighting.
Seoul City stated, "The private project operator also highly evaluates the growth potential of the Gonghang-dong area," and added, "Since the city actively cooperated during the permit process, we expect the project to proceed actively."
The station area youth housing project supplied this time was submitted as an integrated application for urban management plan changes and building permits by the private project operator in July last year, in accordance with the 'Special Act on Private Rental Housing' and the 'Seoul City Ordinance on Support for Station Area Youth Housing Supply.' The city conducted integrated committee reviews and building permit processes simultaneously according to relevant regulations and officially notified the decision on the 14th. The city explained that the process was handled remarkably faster compared to other projects involving urban management plan decisions to minimize the burden on private operators.
