Large Construction Brand Apartments Stand Out... 'Hillstate Yongin Dunjeon Station' in Focus

In the housing market, there is a noticeable preference for brand-name apartments supplied by major construction companies. Due to the government's stringent regulations increasing the value of owning a single smart property, buyers are prioritizing apartment brands when purchasing their homes.


According to the '2020 Construction Capability Evaluation' announced by the Ministry of Land, Infrastructure and Transport last July, the so-called top 10 construction companies are △Samsung C&T △Hyundai Engineering & Construction △Daelim Industrial △GS Engineering & Construction △POSCO Engineering & Construction △Daewoo Engineering & Construction △Hyundai Engineering △Lotte Engineering & Construction △HDC Hyundai Development Company △SK Engineering & Construction, in that order.


This year, brand apartments supplied by the top 10 construction companies have shown remarkable performance in the subscription market. According to data from Real Estate 114, among the top 10 complexes nationwide that attracted the most first-priority subscription accounts from January to October this year, 9 complexes (including consortiums) were brand apartments from the top 10 construction companies.


Additionally, out of 322 complexes offered nationwide during the same period, only 83 attracted more than 10,000 first-priority subscription accounts, and among these, 51 complexes were supplied by the top 10 construction companies.


Industry experts analyze that as the government's stringent regulations such as increased capital gains tax and property tax make it difficult to own multiple homes, buyers have started to carefully select their properties. Furthermore, as brand value increasingly reflects on housing prices, buyers' interest has grown.


For example, according to KB Real Estate price data, the sale price of an 84㎡ unit in 'Hillstate Dongtan' (occupied in February 2019) in Hwaseong-si, Gyeonggi-do, was 805 million KRW as of November, showing a significant difference of 185 million KRW compared to a non-branded apartment 'D' (occupied in March 2019) of the same size located opposite, which was priced at 620 million KRW.


Meanwhile, a brand apartment supplied by Hyundai Engineering & Construction, one of the top 10 construction companies, is attracting attention in Yongin-si, Gyeonggi-do. Hyundai Engineering & Construction plans to offer 'Hillstate Yongin Dunjeon Station' in the Gorim-dong area of Cheoin-gu, Yongin-si, Gyeonggi-do, in December. This complex consists of 13 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 1,721 units sized between 59 and 84㎡.


Hillstate Yongin Dunjeon Station promises excellent product quality under the Hillstate brand, which positions itself as a 'Lifestyle Leader.' The complex is primarily oriented southward for all units, facilitating ample sunlight and ventilation, and every unit includes a master bedroom dressing room, providing generous storage space. Approximately 1,000 units of 59㎡A, 59㎡B, 75㎡A, and 84㎡A types are designed with a 4Bay slab-type layout, ensuring excellent cross-ventilation and lighting. Additionally, all 75㎡ and 84㎡ units feature pantries to maximize storage space.


Community facilities will include a fitness center, indoor golf practice range, daycare center, H i-Sup (indoor children's playground), book caf?, imagination library, sauna, and guest rooms. Around the complex, a neighborhood park of approximately 24,782㎡ will be developed, allowing residents to enjoy walks and outings during leisure time.


Moreover, the 'Hillstate' brand has been recognized domestically and internationally for its excellence in landscaping and exterior design, winning the main prize at the '2019 American IDEA Design Awards,' one of the world's top three design awards, and seven categories at the 2020 Excellent Design (GD) Awards hosted by the Ministry of Trade, Industry and Energy.


The complex is within walking distance of Dunjeon Station and Bopyeong Station on the Everline light rail. This line provides access to Giheung Station, a transfer station for the Suin-Bundang subway line, within about 20 minutes, enabling convenient transfers to Seoul's Gangnam area and other locations.


Cheoin-gu, where the complex is located, is currently developing the 'Yongin Semiconductor Cluster,' which will house SK Hynix and over 50 domestic and international semiconductor companies, expected to generate direct and indirect employment opportunities. Additionally, Yongin-si hosts the Yongin Techno Valley, the planned 2nd Yongin Techno Valley general industrial complex, and the planned Yongin International Logistics 4.0 logistics complex, providing a favorable live-work environment and securing abundant demand from the surrounding population.
