"“Suseong-gu Infrastructure Intact”... Interest in New Apartments in Neighboring Jungsan-dong"

As apartment prices in Suseong-gu, Daegu soar, brand-name apartments in Jungsan-dong, Gyeongsan, a neighboring area with relatively lower price burdens while enjoying the Suseong-gu living zone, are attracting attention. Jungsan-dong in Gyeongsan borders Siji-dong in Suseong-gu and is practically called a quasi-Suseong-gu area. Recently, as brand-name apartments have been supplied in Jungsan-dong, the 30s and 40s generation are flocking to Jungsan-dong.


Currently, in Jungsan-dong, brand-name apartments such as 'Pentahills The Sharp Phase 1', 'Pentahills The Sharp Phase 2', and 'Pentahills Prugio' have started occupancy since 2017. In April next year, 'Hillstate Pentahills' is scheduled for occupancy, and 'Jungsan Xi' will be sold in November this year.


All these apartments are located along the Suseong-gu boundary line, allowing residents to use Suseong-gu infrastructure. Additionally, around the complexes, there is an E-Mart (Gyeongsan branch) and the Pentahills commercial district, enabling the use of various commercial facilities within Jungsan-dong. Furthermore, Jungsan Lake Park is also situated nearby, providing a good residential environment.


According to Real Estate 114 data, as of October, the average price of apartments in Suseong-gu that have been occupied for 1 to 5 years is 26.6 million KRW per 3.3㎡. In Beomeo-dong, Suseong-gu, apartments occupied for 1 to 5 years recorded 32.09 million KRW per 3.3㎡. Apartments exceeding 1 billion KRW for an exclusive area of 84㎡ are also increasing.


On the other hand, among apartments in Jungsan-dong, Gyeongsan, the highest current market price is for 'Pentahills The Sharp Phase 2' with an exclusive area of 84㎡, priced in the mid to high 500 million KRW range. It offers the Suseong-gu living zone while having a lower price burden compared to Suseong-gu.


A real estate expert said, "Jungsan-dong in Gyeongsan forms the same living zone as Daegu Suseong-gu but still has a lower price burden than new apartments in Suseong-gu, so it is attracting high interest mainly from actual buyers. However, since apartment prices in Suseong-gu are still rising, it is likely that house prices in the Jungsan-dong area of Gyeongsan will also rise following the market price, so it is better to secure a property early."


This month's 'Jungsan Xi' for sale consists of 11 buildings from basement level 3 to ground level 29, with a total of 1,453 households: Phase 1 has 1,144 households with exclusive areas ranging from 74 to 117㎡, and Phase 2 has 309 households with exclusive areas ranging from 96 to 117㎡. Located on the boundary dividing Daegu Suseong-gu and Gyeongbuk Gyeongsan, residents can enjoy the living zones of both Daegu Suseong-gu and Gyeongsan.


Within 600 meters of 'Jungsan Xi' is Sawol Station on Daegu Subway Line 2, accessible on foot. Additionally, access to Dalgubeol-daero, as well as Suseong IC, Dongdaegu IC, and Gyeongsan IC, is convenient, making it easy to travel outside the city by car. Right in front of the complex is E-Mart (Gyeongsan branch), and the Pentahills (a private-led self-sufficient city in Jungsan-dong) central commercial district and Suseong-gu Siji commercial district are adjacent.


The 'Jungsan Xi' sales promotion center is located on Dalgubeol-daero and Universiade-ro in Suseong-gu, Daegu, where consultations are available. The model house is being prepared at 661-gil, Dalgubeol-daero, Suseong-gu, and is scheduled to open in November.
