For example, KCC Construction’s ‘Haeundae Jungdong Switzen’ shopping center in Jungdong, Haeundae-gu, Busan, which was launched in July, achieved a quick sell-out. This shopping center, consisting of 52 units on the 1st and 2nd floors, features a street-type shopping center on the 1st floor that takes advantage of corner locations for accessibility and visibility along main roads, while the 2nd floor offers terrace shops utilizing service areas, attracting popularity.


According to industry insiders, “Shopping centers are evolving more efficiently in response to social changes, rather than being uniform as before,” adding, “Especially, shopping centers within complexes that secure fixed demand are paying attention to various factors such as exterior appearance, visibility, and accessibility to attract customers. Those looking for investment opportunities in a low-interest-rate era should keep an eye on these.”


Meanwhile, a prime shopping center with visibility and accessibility in Jeonju Eco City is attracting attention as it is about to be auctioned. The protagonist is the Eco City Desian Nest 2 shopping center within Block 3 of Jeonju Eco City. This shopping center consists of 28 units on the 1st and 2nd floors.


This shopping center paid special attention to design methods to enhance visibility and accessibility. While surrounding shopping centers are arranged in a linear form, this one is characterized by an ‘L’-shaped layout. The ‘L’ shape allows the shopping center to be viewed from multiple directions, improving visibility and accessibility so consumers can easily approach.

All 28 units have an exclusive-use ratio of 78.43%, allowing relatively spacious areas at a more affordable price compared to other shopping centers. Moreover, it is located along the main central commercial district of Jeonju Eco City and has a fixed hinterland demand of about 10,000 people from 3,177 households in Blocks 2, 3, 5, 6, and 7.


Additionally, a bus stop serving six routes is adjacent to the Eco City Desian Nest 2 shopping center. Convenient transportation facilitates the influx of foot traffic, and the presence of the bus stop increases the time people spend in the area, thereby raising the potential for consumption at the shopping center.


Furthermore, several nearby shopping centers are expected to form a dense commercial district. When commercial areas cluster, the influx of people increases, leading to higher sales potential.
