'Diwon City Signature' Knowledge Industry Center Expected to Directly Benefit from GTX Development Prospects


The 'D1 City Signature' knowledge industry center, currently being sold in Gimpo Hangang New City?an area expected to benefit from the development of the GTX-D line?is attracting attention by receiving favorable reviews in various aspects such as its prime location near Yangchon Station (D1 City Station), abundant demand, product quality, and price competitiveness.


D1 City Signature is poised to benefit from expanded transportation networks. In fact, transportation developments are considered a core value in the real estate market. Even in a sluggish market, the establishment of new roads or subway lines increases property values. Particularly in real estate, transportation improvements are often regarded as a formula for project success.


The reason why properties near subway stations, known as 'station areas,' remain steady sellers regardless of market conditions is precisely this. Proximity to a station makes commuting or attending school convenient, and having access to metropolitan lines allows for easy long-distance travel, providing various transportation premiums.


Moreover, additional population inflow follows transportation networks, and commercial districts around busy stations become revitalized, offering diverse living infrastructures. Due to these advantages, station-area apartments boast higher price gains compared to surrounding apartments.

For example, in September, 'Songdo The Sharp Central Park Phase 3,' supplied in Songdo International City, Incheon, gained high popularity due to its location at the starting point of the GTX-B line. This complex attracted 53,181 applicants for 258 units, closing subscriptions with an average competition rate of 206.13 to 1?the highest nationwide this year. The timing of the GTX-B line's preliminary feasibility study approval and confirmation of the GTX-B line development project just before the model house opening significantly influenced this 'subscription frenzy.'


The value of station areas is steadily increasing, and among the various location factors considered when choosing a home, proximity to a subway station is one of the most influential.


However, experts advise paying more attention to areas around lines that are about to open rather than those with already operational stations, as the value of upcoming lines tends to be greater than that of existing ones. Since many residential areas are already established around operational stations, entry is difficult, and prices already reflect expectations from the time of development or construction. In contrast, properties near lines yet to open can expect an additional price increase upon opening. In other words, it is necessary to focus on station areas where development is just beginning.


Park Dong-ik, Director of Transportation for Gimpo City, where the GTX-D line is being promoted, stated, “If the GTX-D line project starts from Gimpo, it will greatly improve metropolitan transportation conditions.” He added, “We will establish a close cooperative system among Gyeonggi Province and three local governments and actively consult with the Ministry of Land, Infrastructure and Transport.” As a result, the Gimpo real estate market, which had been declining for some time, has bottomed out and is showing signs of recovery.


In this context, D1 City Signature is attracting even more attention. It consists of 613 knowledge industry center units, 97 commercial units, and 12 warehouses. The basement floors 2 to 1 are designated for parking, floors 1 to 2 for commercial facilities, and floors 2 to 10 for the knowledge industry center.

Specialized facilities aimed at enhancing welfare and convenience for employees of tenant companies include a high-ceiling lobby, concierge lounge, rooftop garden, outdoor resting areas, outdoor performance hall, healing room, meeting rooms, and powder rooms (including shower facilities). Notably, for the first time in a knowledge industry center, a 'concierge service' supporting various business tasks for tenant companies is applied, enabling improved work convenience, time savings, and cost reduction. According to sales officials, this work-life balance system is expected to increase work efficiency and productivity.


Meanwhile, the promotional centers for D1 City Signature are located at Gimpo Hangang 9-ro in Gimpo City, Gyeonggi Province, and Gyeongin-ro in Yeongdeungpo-gu, Seoul.
