The mega complex shopping mall ‘Starfield’ has been found to have a significant impact on the nearby real estate market.
Starfield is an experiential store where customers can directly touch and experience everything from luxury cars to home appliances, interior goods, and toys for children. It operates in Hanam, where it first opened, as well as in Goyang and COEX, while Starfield City, an urban lifestyle mall, is operating in Bucheon, Wirye, and Myeongji. Starfield has gained great popularity based on its differentiated store composition and excellent location selection, creating the so-called ‘Starfield effect’ that raises the real estate value of surrounding areas.
In fact, ‘Starfield City Bucheon,’ which opened in Okgil-dong, Bucheon, Gyeonggi Province in September last year, quickly raised the surrounding housing prices. According to data from Real Estate 114, the average apartment sale price per 3.3㎡ in Okgil-dong was 12.44 million KRW in December 2017 when data collection first began, but it recorded 16.58 million KRW in September 2019 when Starfield opened, and rose to 17.47 million KRW last month. This represents an increase of about 40% in approximately two and a half years, more than double the average increase rate of Bucheon City (about 16%) during the same period.
The situation is similar in Suwon, where Starfield’s entry has been confirmed. Comparing the housing price increase rates by district in Suwon from November 2018, when the full-scale development of ‘Starfield Suwon’ began, to last June, Paldal-gu, which is emerging as the biggest beneficiary of Starfield Suwon, recorded the steepest increase at about 25%. Additionally, ‘Hwaseo Station Park Prugio,’ which attracted attention as a nearby beneficiary complex, recorded an average subscription competition rate of 11.66 to 1 at the time of apartment pre-sale, and the subsequently supplied officetel achieved an average of 64.82 to 1, showing great popularity thanks to the halo effect of Starfield.
An industry insider said, “Since Starfield first debuted in Hanam, each new branch has become one of the local landmarks, driving the surrounding real estate market,” adding, “Prompt investors are eyeing new apartments being supplied in areas including Anseong, where additional openings are planned.”
‘e-Pyeonhansesang Vision Centerfore,’ supplied by Daelim Industrial in the Yongjuk district of Pyeongtaek, is also attracting attention as a beneficiary complex of Starfield. This is because Starfield Anseong is preparing to open within this year within a 2km radius of the complex. As a result, not only the ‘Starfield effect’ on this complex but also a significant improvement in residents’ quality of life is expected.
In addition, the area is well equipped with various living infrastructures such as Baedari Ecological Park and Yongjuk History Park, which offer a pleasant natural environment, as well as large marts and cinemas. It is also within walking distance of Hyeonchon Elementary School and Yongyi Middle School. Furthermore, the Pyeongtaek Eastern Expressway, located right next to the complex, is scheduled to open in 2024, raising expectations for value appreciation through transportation benefits.
Meanwhile, ‘e-Pyeonhansesang Vision Centerfore’ will be built with 6 buildings, ranging from one basement floor to 27 floors above ground, totaling 583 households. The number of units by type based on exclusive area is 258 units of 74A㎡, 71 units of 74B㎡, and 254 units of 84㎡. The housing exhibition hall is located at 625-4, Jukbaek-dong, Pyeongtaek-si, Gyeonggi-do.
